honestly most agents here are legit but the deposit thing is a real concern. stick with agents who will show you their license card (it's a gold badge with a number from the DLT) and ask if they work with a proper office like DD Property or FazWaz. if they only want to meet you at a coffee shop or the condo lobby without an office visit that's a red flag

also never transfer money directly to an agent's personal account. the deposit should go to the landlord's account or the agency's company account. you can ask for a copy of the owner's ID and the title deed to verify they actually represent the owner. the juristic office at the condo can also confirm who owns the unit if you're unsure

one thing that helps is checking if the agent has a real online presence with reviews on Facebook groups or Google. the scammers usually have brand new profiles with no history and will rush you to pay fast. if they say someone else is about to book it and you need to pay now, that's a classic pressure tactic

fwiw the Facebook group thing is already a bit of a gamble. the good agents post there regularly and people tag them in comments. if you see an agent who's been active for years with multiple people vouching for them in the thread, that's a solid signal. scammers tend to pop in, reply to your post once, then vanish

another thing nobody mentioned: ask them to video call you from inside the unit they're showing. if they hesitate or make excuses, they prob don't have access. real agents will just do it. also check if the condo name and room number match what's on the juristic office's list when you visit

one more tip that's saved me before: look up the building on google maps and see if the agent's photos match the actual lobby and hallways. scammers steal pics from old listings all the time. if the floor tiles or furniture look different from what's on google street view, something's off

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
