"Saving Face?" New to Bangkok and trouble with RE agent.

Hi Everyone, I recently moved to Bangkok and am in the process of renting a condo. As I'm new to this and unfamiliar with the local real estate rules and practices, I've found myself in a confusing si… Hi Everyone, I recently moved to Bangkok and am in the process of renting a condo. As I'm new to this and unfamiliar with the local real estate rules and practices, I've found myself in a confusing situation, regarding the security deposit and in general how business is done here. I read a post about "saving face" culture here and was wondering if the way the RE agent is acting has something to do with this topic.

I learned that if an owner has more than 5 rental properties, they are not allowed to collect more than 1 month's rent as a security deposit. The owner, who I met during the showing, mentioned owning several properties in Bangkok and at least three units in the building I was viewing. They also own a hotel. This led me to question the agent about the required deposit amount.

However, the agent's responses have raised some doubts in my mind. Also, there will be no third-party property manager (managed direct by owner), which makes me concerned about the fairness in handling the security deposit upon lease termination.

How do you know the landlord own more than 5 properties?

Her family own means the owner is the business.This condo is owned by individual name. (this response was immediate and clear to me that he hadn't checked with the owner.)

Looking back I should've asked, in a different way since obviously I don't know for sure. )

Are you able to pay 2 month security deposits?And 1 month advance rental fee? The andwer is yes and no.

i'm confused, is she denying that they own 5+ properties in the same name as this condo unit in [name of building redacted]? I wanted to make sure that agent double checked with owner since we had some other instances of miscommunication before and he gave me a quick response that sounded inaccurate/unconfirmed and after directly speaking to the owner to verify, I turned out to be right.)

What are your thoughts on the agent's response? Are there specific Thai laws or real estate practices I should be aware of in this context? Any insights or experiences you can share would be helpful.

update: I've been digesting what occurred, and realized that what I'm seeking is clarity from the owner. I'm tempted to contact her directly since I have her number, to let her know what happened and that I just wanted a confirmation from her whether or now she owns 5+ properties and that the security deposit will be 1 month and not 2 month. But in the back of my mind, I'm a little concerned how this would turn out. The RE agent could "lose face" in this situation and if it would be a loss if they don't want to accept my application because of it. My other option is to turn a blind eye and just pay the 2 month but that doesn't feel good either.

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
