Hi everyone. Do you have any recommended Estate agents for selling an apartment in Thonglor?

I contacted FazWaz, but two weeks have already passed and they have not assigned me an agent yet. Is this normal? They were recommended online as being one of the best, so I decided to try with them but the delay in assigning an agent and moving things forward is concerning.

I also do not live in Bangkok, so I need an agent who can take on responsibility for the property and sign out the keys at the juristic when showing clients around. I need an agent willing to take on full responsibility of the property and I will fly to meet when a buyer has been found.

yeah the fazwaz delay is annoying but pretty standard for them tbh. theyre more of a lead gen site than a full service agency

for thonglor specifically id check out Nexus Property or Siam Real Estate. both have reps who actually live in the area and know the building managers personally which helps with the key thing. the juristic office at most thonglor condos is used to agents handling keys solo if you give written authorization

one thing nobody mentioned - make sure the agent sends you a proper property condition report with photos before they start showings. ive heard stories where things went missing or got damaged and the owner had no proof of the pre-existing state. also ask about their photographer, some agents use their phone and the listing looks terrible online which matters for thonglor buyers who are picky about finishes

another option is to go direct to a building's juristic office and ask which agents have been handling sales there recently. the staff know who actually shows up and brings qualified buyers vs agents who just list it on hipflat and forget about it. for thonglor specifically, buildings like 38th Tower and The Base have agents who basically live there and already have the key system sorted

for the out-of-owner thing, you'll need to sign a power of attorney at your embassy or a Thai consulate back home. most juristic offices won't accept a scanned copy, needs the original or a certified one. get that done before you fly because you'll face delays if the paperwork isn't right

commission wise, 3% is standard but you can negotiate down to 2% if the property is over 20m. some agents will take 1.5% on the second property if they sell another unit in the same building later

honestly the fazwaz thing is pretty normal, they're a big portal but not great at actually managing listings. had a friend wait almost a month before they even sent anyone to take photos.

for a thonglor condo you're better off with a smaller agency that actually knows the area. try Proper or Plus Property, they both have offices on sukhumvit and agents who will handle the key situation. the juristic office will usually let you sign a letter of authorization so the agent can sign keys in and out without you being there.

one thing to check - make sure whatever agent you pick actually specializes in thonglor properties above like 10-15m baht. some agencies just take any listing and then don't know how to market it properly. also expect to pay 3% commission standard, maybe 2.5% if you negotiate.

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
