Living in Thailand Outside Bangkok, Renting a condo in Bangkok, in my name or Thai wife's name?

I live officially in Chanthaburi. I have there my official address for my embassy and for Thailand (Immigration).

I'm married with a Thai partner and we have children.

Because I wish to come often to Bangkok, I start to think that's maybe better to rent a condo, than every time book a hotel for + 12 days monthly.

I don't wish to change my address to Bangkok.

I found some nice locations, I think good price/quality on PropertyScout and DDproperty.

Practically, what will be the best if I decide to rent a condo:

rent the condo in my name?

rent the condo in my wifes name?

The idea is, first rent for a period of 3 months, and then extend for 1 year and longer.

I think it's better in my Thai wifes name, because the owner doesn't have to worry that my extension of stay or passport expires. (Or they have to accept Pink Id as identification)

This condo only will be used for "vacation".

You're overthinking this. Put it in her name. Most Bangkok condo owners and juristic offices are used to dealing with Thai nationals, and it just avoids the endless questions about your visa stamp and passport expiry. The owner won't care as long as the money hits their account on time.

For the 3-month trial period, just do a standard monthly rental agreement first. Some buildings near Asoke or Thong Lo have a minimum 3-month policy anyway. Once you're sure you like the place, you can switch to a proper 1-year lease with her as the named tenant.

One thing to watch for is the juristic person office registration. Some buildings require the tenant to register with them for parking or key card access, and they can be difficult with farang names even if you're just a guest. Having her name on the contract makes that whole process smoother.

her name for sure. one thing nobody mentioned yet is the deposit situation. if it's in your name and your visa situation changes unexpectedly, getting that deposit back becomes a nightmare because you'd have to coordinate from outside the country. with her name, she can handle the walkthrough and paperwork in person.

for the 3 month trial, look at places around Ekkamai or Phra Khanong BTS. tons of newer buildings there do flexible leases without the hassle of the super luxury towers near Thong Lo. you'll find decent studios around 12-15k that work fine for a crash pad.

just have her add your name to the key card registration at the juristic office when you move in. some buildings near those stations get weird about foreign faces showing up alone late at night without being on file.

Put it in her name. A lot of Bangkok condo owners get nervous about the TM30 reporting requirement if the foreigner's name is on the lease, even if you're not changing your official address. With her as the tenant, that paperwork headache disappears entirely.

Just make sure the contract has a clause that allows you as a "registered guest" to stay when she's not there. Some juristic offices in buildings near Phra Khanong or On Nut get funny about non-tenant foreigners using the facilities long-term. A simple addendum in Thai clarifying your access rights will save you grief later.

For the trial period, most owners around the 15,000-25,000 baht range will do a 3-month contract with a security deposit equal to one month's rent. Just be clear upfront that you intend to extend, so they don't try to renegotiate the rate when you want to go annual.

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
