Condo deposit to whom? - bangkok

I have condo viewings arranged for next week. All of them are via online only agents. The usual link ups from fazwaz/property scout etc. I will not get to meet some of these owners of course - for var… I have condo viewings arranged for next week. Are these agents likely to ask for a bank transfer into their account ...or to the owners?

I will try to verify the owners name with juristic office - but no guarantee of that. It feels like i could give deposit money to a stranger (agent) and they dissappear. Should deposit only be sent to owner??

Do you have any tips from experience. I'm 2 years here, but only used 1 great agent with a physical office and the owner was present (not bkk).

The safest route is to pay the deposit directly to the owner's name on the title deed (chanote) and have the agent provide a signed receipt on their company letterhead. You can ask the juristic office to confirm the owner's details match the ID presented, most offices here are used to tenants doing this. Some agents on FazWaz and PropertyScout are legit but they're basically matchmakers, the actual contracts often come from smaller partner agencies who may not have a physical presence. If the agent insists on their personal account and won't budge, that's a hard pass.

ngl the deposit thing is the sketchiest part of renting here. if they ask for a transfer to a personal account (agent or "owner") that's a red flag - legit agencies have corporate accounts. i'd push for paying the deposit at the juristic office in person, or at least ask if they accept credit card (some agencies do now, gives u some chargeback protection). also check the agency name against the DBD (department of business development) database online, takes 2 mins and tells u if they're actually registered

honestly id just ask if you can pay it when you sign the contract in person instead of upfront. most legit agents will let you do that if you show good faith by sending them a scan of your passport and a signed agreement. if they push hard for the money before youve even seen the contract thats a big red flag

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
