For real estate agents, CBRE or Jones Lang LaSalle handle most of the prime retail leasing in Bangkok, but for high street stuff you might have better luck with a local agent like FazWaz or Hipflat's commercial arm.
honestly, if you want a kitchen and a place where people actually sit for hours, check out the old town area around Thonburi or Charoen Krung. Rent is way cheaper than Ari or Ekkamai, and you get that gritty riverside vibe that a lot of board game crowds love. There's a few old shophouses near Saphan Taksin BTS that have been converted into cafes, prob around 30k-50k baht a month for a decent sized unit with a kitchen already plumbed in.
