How did you find your monthly rental?

Could you help me with some tips on where to look for a fully furnished but affordable monthly rental (apartment or condo)...either online (website or social media group, etc.) and/or in real (specific areas of the city or buildings and residences)? TIA!

Hit the pavement in the area around Saphan Khwai or Ari, specifically the soi between the main road and the canal. These are older neighborhoods with tons of small apartment buildings that never list online, just a sign on the gate and a phone number. I walked down Soi Ari 5 and found a 30sqm studio with a balcony for 9,000 baht, all utilities included, and the landlord lived on the ground floor so maintenance was instant.

The key is timing and patience. Landlords in these buildings prefer long term tenants and will negotiate if you offer to pay three months upfront. I got my first place down from 11,000 to 9,000 just by showing up with cash and a smile. No agents, no fees, just a handshake and a contract written in Thai that the 7-Eleven photocopy shop translated for 20 baht.

honestly the best thing i did was walk around the soi i wanted to live in and look for building signs with "for rent" in thai. most condo juristic offices have a board with listings too, way cheaper than online because they don't bother posting in english. i found my place in a small building off sukhumvit 71 just by asking the guard

if you're set on online, try ddproperty or hipflat over the expat sites. filter by "owner" not "agent" and you'll see the real prices. i saw the same studio listed for 15k on one site and 10k on ddproperty because the owner posted it direct

for areas that aren't on every expat's radar, look at bang chak or udom suk. same bts line as on nut but rents drop by a couple thousand and you get actual space. i had a 40sqm one bedroom for 8k near bang chak bts and the walk to the station was through a market so i got fresh food every day

The best move I made was getting a local sim card first and downloading Line. Most landlords and building managers here communicate through Line, not email or phone calls. Once I had that set up, I went on Hipflat and messaged owners directly through the app, which connects to Line instantly. I got replies within minutes while people waiting for email responses were stuck in limbo.

For location, don't sleep on the areas past the end of the BTS line like Khu Khot or the new extensions near Samrong. You can get a brand new condo with full facilities for 6,000-8,000 baht if you're willing to ride the train an extra 15 minutes. I had a friend who paid 7,500 for a 30th floor unit in Samrong with a view that would cost 30k in central Bangkok.

One thing nobody told me was to check the building's electricity and water rates before signing. Some older buildings charge government rates while newer ones mark it up to 8-10 baht per unit. That difference can add 1,000-2,000 baht to your monthly bill easily. Ask the juristic office directly, not the agent.

best som tam in Bangkok? Krua Dok Mai Kao 2026

Krua Dok Mai Kao is solid but I've always found their som tam a bit tame on the pla ra. If you want the real funky version, try the shophouse spots along Soi Udomsuk 26, near the night market end. They pound it fresh with fermented fish that'll clear your sinuses, and it's like 60 baht. Different style from the On Nut places, more Lao-leaning.

for som tam specifically i'd say the Isaan spots in Chatuchak are underrated, weekdays only though since the weekend crowd ruins the vibe. there's a stall near gate 2 that does tam pa with fermented bamboo shoots, super sour and funky, not something you see much in On Nut. if you're already heading north for Or Tor Kor anyway its worth the detour.

honestly the som tam at Krua Dok Mai Kao is good but what got me hooked is their nam prik pla raa dip with the raw veggies, that funk hits way harder than the papaya does. think most people sleep on it cuz they just order the som tam and gai yang. also pro tip, go before noon on weekdays, after that teh pla ra gets milder cuz they batch it for the lunch rush
