How do you fit an office space into your condo?

Me (Farang) and my partner (Thai Citizen) are looking to move to Bangkok (specifically in the area around Phrom Phong and that BTS line) to get away from the UK housing market.

Me (Farang) and my partner (Thai Citizen) are looking to move to Bangkok (specifically in the area around Phrom Phong and that BTS line) to get away from the UK housing market.

We've been before and loved it, but when it comes to hunting for a condo to rent online (even if those aren't 'real listings', as we've been warned) we've noticed an issue.

We both work from home, and require a full desk computer setup each to do so. Unfortunately, the condos we're in the market for (1 bed, 20-40k/month) always seem to be too small, or simply don't have the layout for an office-type area.

Our question is: What is the best route to get this to work, in the opinion of people currently living in Bangkok.

Here are some of our thoughts: - Could we rent a 2 bed place and ask the owner to remove the bed from the second bedroom? - Do we need to look elsewhere for a condo with that kind of space? - If we are forced to fit it into a small space, what's the best way to do that without feeling like we're working where we sleep (as the saying goes)?

We'd appreciate any experiences and advice!

The 2-bed route is your best bet and owners are usually flexible about furniture removal. But I'd suggest looking at the older buildings on Soi 22 or 24 rather than the main Phrom Phong drag. There's a building called The Lakes on Soi 22 that has proper 2-bed layouts around 60sqm, often renting for 30-35k. The second bedroom is big enough for two desks side by side.

If you do end up in a 1-bed, look for units with a separate kitchen or dining area you can close off. The newer "smart" layouts with everything in one open room will drive you crazy with two workstations. We used an IKEA Kallax as a room divider in our old place, worked fine for separating the desk area from the bed area without feeling like a cubicle.

Also worth checking condos with co-working spaces in the building. Some of the newer ones around Phrom Phong have decent shared offices included in the common fees. You could work there a few days a week and save the hassle of squeezing two desks into a small space.

Yeah you could definitely go for a 2 bed and just use the second room as an office, that's pretty common here. Owners usually dont care as long as you dont damage the walls or anything.

Another option is looking at the older buildings around Phrom Phong, like the ones on Soi 26 or 38. They're not as flashy but the layouts are way more practical, often with a separate dining area you can turn into a desk zone. I've seen some 1 beds around 50sqm for 25k that have enough space for two proper setups

tbh I'd look at 2 beds in that range but not in Phrom Phong proper. go one or two stops further on the Sukhumvit line like Thong Lo or Ekkamai. same vibe, slightly older buildings, more sqm for your money. I've seen 2 beds around 45-55sqm for 30-35k in Ekkamai, which is enough for two desks in the second room if you skip the bed and just use it as an office. owners usually don't mind removing furniture if you ask, just make it clear in the lease negotiation.

if you're set on Phrom Phong, check out the older condos off the main road like on Soi 31 or 33. they're often bigger than the new shoebox units. a 1 bed with a separate kitchen nook or a long hallway can work if you put desks in different zones. I know someone who uses a sliding partition to split the living area into work and sleep zones, works well enough.

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
