yeah fb marketplace is actually solid for direct owner listings, just filter by "posted today" and message fast. also if you're open to areas outside sukhumvit, on nut and bang chak have way more bang for your buck and the bts is barely 10 min longer. hipflat and ddproperty are better than renthub imo, renthub feels like it's stuck in 2018

depends on your budget and area but if you're looking at the 15-25k range, try reaching out to the leasing office at noble or landmark buildings directly. they have in-house teams that don't charge you, the agent fee is covered by the owner. i got my place at noble remix that way and saved 15k. also if you're okay with a 6-month lease, some buildings on ratchada near thailand cultural centre bts will do short term without the premium. just walk in and ask the juristic office, they'll point you to the right person

honestly skip the agents if you can, they take a month's commission and most listings are on the websites anyway. if you're set on one, try walking around sukhumvit soi 50-60 areas and look for "for rent" signs with a thai number, those owners often don't list online and you'll get a better deal. the hipflat app has more up-to-date stuff than renthub in my experience

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
