About to buy a condo - any inspection companies recommended?

honestly the two replies already covered the main stuff pretty well. one thing i'd add is check if the developer or current owner has done any structural modifications - in bangkok people sometimes knock down walls or add mezzanines without getting proper approvals from the bma or the juristic. if the building's older than 10 years, ask about the water tank cleaning schedule too, some condos in sukhumvit area skip that and you can taste it in your morning coffee.

for remote due diligence, google street view the soi at different times - some streets flood like crazy after rain and the developer wont tell you that. also check the land department's online records if your thai reading is decent, or pay a freelance translator 500 baht to look up the chanote title deed history for any encumbrances.

used bkk property consultants for my pre-purchase inspection last year, they were thorough and found a slow leak in the master bath plumbing that i never would have spotted. cost around 8-10k baht for a standard condo unit, worth every satang. also check the juristic office's financials yourself or have your lawyer do it - make sure the sinking fund is healthy and there's no pending special assessments for big repairs. if you're remote, ask for video of the common areas at different times of day, not just the glossy marketing photos

I'd also recommend looking into the building's maintenance history for things like elevator replacements or roof repairs - those big ticket items can hit you with surprise fees if the sinking fund is low. And if you're buying remotely, try to get a neighbor or someone from the building's Facebook group to chat with you about any issues they've noticed, it gives you a way better picture than any official tour.

Krua Dok Mai Kao is solid but I've always found their som tam a bit tame on the pla ra. If you want the real funky version, try the shophouse spots along Soi Udomsuk 26, near the night market end. They pound it fresh with fermented fish that'll clear your sinuses, and it's like 60 baht. Different style from the On Nut places, more Lao-leaning.

for som tam specifically i'd say the Isaan spots in Chatuchak are underrated, weekdays only though since the weekend crowd ruins the vibe. there's a stall near gate 2 that does tam pa with fermented bamboo shoots, super sour and funky, not something you see much in On Nut. if you're already heading north for Or Tor Kor anyway its worth the detour.

honestly the som tam at Krua Dok Mai Kao is good but what got me hooked is their nam prik pla raa dip with the raw veggies, that funk hits way harder than the papaya does. think most people sleep on it cuz they just order the som tam and gai yang. also pro tip, go before noon on weekdays, after that teh pla ra gets milder cuz they batch it for the lunch rush
