for remote due diligence, google street view the soi at different times - some streets flood like crazy after rain and the developer wont tell you that. also check the land department's online records if your thai reading is decent, or pay a freelance translator 500 baht to look up the chanote title deed history for any encumbrances.

used bkk property consultants for my pre-purchase inspection last year, they were thorough and found a slow leak in the master bath plumbing that i never would have spotted. cost around 8-10k baht for a standard condo unit, worth every satang. also check the juristic office's financials yourself or have your lawyer do it - make sure the sinking fund is healthy and there's no pending special assessments for big repairs. if you're remote, ask for video of the common areas at different times of day, not just the glossy marketing photos

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
