Does anybody have any condos recommendation in Bangkok? I plan to move in around May, as I am still saving up money for the deposit ETC. I just want to browse options.

Does anybody have any condos recommendation in Bangkok? I plan to move in around May, as I am still saving up money for the deposit ETC. I just want to browse options.

my requirements are: 1.) Fairly new building 2.) Has AC, 3.) has a washing machine, 4.) has a fridge, 5.) has a TV, 6.) Under 10,000 baht a month, 7.) needs to feel like an apartment or home not a hotel, (Walk in and see bed is a no no.) 8.) in any area in Bangkok but I would prefer it to be in Thonburi district or nearby. Or near supermarkets, 7/11's etc. 9.) I would prefer to pay the electricity to PEA rather than owner. 10.) I plan to start there Long-Term 1-2+years (so these requirements must me met.) 11.) Good Facilities.

honestly for under 10k with all those specs you're gonna have to compromise on something, usually the building age or location. Thonburi is actually a solid bet for value tho, check around Talat Phlu or Wongwian Yai BTS areas - you can find older units near those stations that have been renovated with separate bedrooms for like 7-9k. The washing machine and fridge requirement is the tricky part, most condos that cheap don't include them unless you go for a slightly older building thats been refurbed

for PEA vs owner electricity, thats gonna be tough under 10k. Most landlords in that price range charge 7-8 baht per unit which sucks but its just how it works here. You might have better luck with newer buildings that have their own meters but those usually start at 12k+. fwiw I'd look at Lumpini Ville projects in Thonburi, theyre usually decently maintained and sometimes have seperate bedrooms for 8-9k if you catch a good deal

tbh the "walk in and see bed is a no no" rule is what makes this hard at your budget. most condos under 10k in Thonburi are gonna be studio-ish, but i've seen some decent 1-bedroom layouts at Ideo Q Sathorn-Taksin that occasionally dip to 9.5k if you hunt on facebook marketplace. it's right by Krung Thonburi BTS so supermarket access is fine, and some units have been refurbed with basic appliances

for the PEA thing, you're prob out of luck unless you go for a purpose-built rental building like The Tree or some of the older AP Thailand projects. those charge per unit to PEA directly but they rarely have washing machines included. honestly you might need to pick one battle - either accept a 7 baht/unit electric rate or buy your own washing machine. a cheap one from Power Buy is like 6-7k and you can take it when you leave

yeah that PEA thing is gonna be your biggest hurdle tbh. most landlords in that price range charge you 8 baht per unit and call it a day. i'd suggest looking at the condo listings on ddproperty or hipflat and filtering by "direct from owner" - sometimes individual owners are more willing to negotiate on the electric rate or let you handle it yourself. also check out The Metro Sathorn area, some of the older units there have separate meters and you can find a renovated 1-bed for like 9k if you're patient. just expect to compromise on

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
