Moving to Bangkok just around NYE. I've shortlisted about 12 condos on RentHub. Should I additionally contact an agent or do this fully on my own? And what's the general protocol with agents? Thank you :)

honestly you can do it yourself on renthub or ddproperty, agents here are hit or miss. a lot of them just forward the same listings you already see, and you'll end up paying a fee they split with the building.

if you do use an agent, just know they typically get one month's rent from the landlord, not from you. so it's free for you, but some will try to steer you toward their own listings rather than what's best.

for new year's, a lot of places offer move-in specials or discounts on the first few months. renthub doesn't always show those, so it's worth walking into a few buildings directly and asking the juristic office. thonglor and ekkamai have a ton of "for rent" signs out front that never hit the websites

if you do go with an agent, make sure they're licensed - the thai real estate association has a list on their site. the standard is the landlord pays the fee, not you, so don't let anyone ask for money upfront.

one thing nobody tells you: some buildings in bangkok won't rent to foreigners at all, especially around thong lo and ekkamai. check the juristic office policy before you get your hopes up on a place.

you've got enough to start on your own but here's the thing - agents here can get you into buildings that don't list online, especially the older ones in thong lor or ekkamai that have better layouts for the price. i'd message a couple on facebook marketplace or dd property, see who responds quickest. just know they'll push u toward buildings paying them higher commission, usually the newer ones with smaller rooms. if you go with an agent, standard protocol is they show you places, you don't pay them anything, and if you sign they get one month's rent from the landlord. just be clear about your budget and must-haves from the start so they don't waste your time showing you stuff you'd never pick

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
