I have been tirelessly looking for housing in every way - agents, the websites (dd, renthub, etc.), friends, phone calls, and looking in-person but to no avail.

Looking in two areas (BTS Ha Yek Lad Prao to BTS Kaset), and (BTS Mo Chit - BTS Victory Monument).

Budget is 6k-12k depending on the unit

Or, I'd pay 6k-9k for a basic apartment (room in mansion/residence), and pay 9-12k for a condo (kitchen stovetop, in-unit laundry).

Within 1 Km of a BTS line.

Rent for 1 year

Don't have any other requirements. Anyway, the agents are telling me that 10k is way too low to find an apartment or condo is Bangkok (which I refuse to believe). Some places seem promising and then they tell me they won't rent to foreigners (usually the apartments or the rooms)

Do you think my preferences for my price ranges are unreasonablly low like the agents are suggesting?

Are prices negotiable?

Should I go further up the BTS to Foresty Department?

How long did it take you to find your apartment or condo here in Bangkok?

Basically I'm willing to pay in the upper range 10-11k for a nice condo, and I'd pay 6-9k for a baisc apartment. Please, I'm looking for any help or suggestions!

I live near Saphan Khwai in an older building that's technically a "mansion" (thai style apartment building, not the luxury kind) and pay 7,500 for a 25sqm room with a balcony and decent water pressure. No kitchen or washing machine, but there's a communal area with both downstairs. Found it by literally walking into the soi behind Big C Saphan Khwai and asking the mom-and-pop shop owners if they knew of any rooms for rent.

Your budget is fine for the areas you're looking at, but the trick is that most buildings in that 6k-9k range don't advertise online and the ones that do are usually the overpriced leftovers. The agents aren't lying exactly, they just don't have access to the cheap stock because those buildings rarely work with agents. If you can walk around soi Phahon Yothin 48 through 54 between 4pm and 6pm on a weekday, you'll see "room for rent" signs in Thai that landlords put up when they're home.

Prices are negotiable but only by about 500-1,000 baht, and usually only if you offer to pay 3 months upfront or sign for 18 months instead of 12. Don't bother going further up to Forestry Department, the commute gets worse and the prices don't drop much until you're past Kaset-Nawamin. Took me about 10 days of

i'm in a condo near ha yek lad prao, 10k for a 30sqm studio with a basic kitchen and washing machine. found it on renthub but only after refreshing constantly and messaging within 10 mins of new posts. agents are full of it saying 10k is too low, there's plenty of older condos around there that just aren't shiny enough for them to bother with.

try walking soi lad prao 71 or 87, lots of small buildings with signs out front that never hit the websites. took me about 2 weeks of daily walks and maybe 15 calls to landlords who didn't speak english. if you can get a thai friend to call for you that helps a ton. prices are negotiable if you offer cash upfront for 6 months, got mine down from 12k that way.

honestly 10k is not too low for a basic room in that area, agents are just trying to push you toward pricier listings they get better commission on. i live near saphan khwai in a small studio for 8k, found it through a thai facebook group not any of the big sites. took me about 3 weeks of walking soi to soi and asking the orange shirt security guards if they knew of any vacancies, that worked way better than online.

prices are slightly negotiable if you pay the whole year upfront or offer to sign a 2 year lease, maybe 500-1000 baht off. but for 10-11k you can def get a decent condo near kaset or wong sawang, just avoid the agents who say foreigner price is 15k, that's a scam. try walking around soi phahon yothin 52 or 54, lots of older buildings with thai owners who dont list online.

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
