Bangkok landlord deposit dispute 2026

Has anyone dealt with this at the district office or is a lawyer the only way to get it back in 2026?

Khlong San district office handles these for free, just bring your lease and photos to the counter on the ground floor. I got 8k back in 2024 without a lawyer. Takes maybe three weeks if teh landlord actually shows up.

Fees gone up since, bring cash

worth adding that you need the TM30 or rental contract stamped at the amphoe, they turned my friend away without proof of address there. also go on a weekday morning, the counter basically dies after lunch

yeah that counter works but go early, the officer there only takes deposit cases before noon i think.

Bring the move-in inspection photos with dates on them, since the officer weighs those far more than anything you took on the way out.

Agree, and timestamped LINE screenshots work too if the photos are undated

Three weeks sounds right, mine took about that at the same office. One thing nobody mentioned: ask the officer for the borikan song khro form if they stall, that's what actually moved my case along. Landlords tend to fold once they see the paper.

That form also works at the phasi kan counter upstairs

Two things that comment leaves out: the officer will want the oboto form signed on the spot, and the landlord gets a summons, so yours may not even show.

best som tam in Bangkok? Krua Dok Mai Kao 2026

Their som tam is prob the most authentic I've found in the city, and the grilled chicken is always on point. Anyone else go here?

Krua Dok Mai Kao is solid but I've always found their som tam a bit tame on the pla ra. If you want the real funky version, try the shophouse spots along Soi Udomsuk 26, near the night market end. They pound it fresh with fermented fish that'll clear your sinuses, and it's like 60 baht. Different style from the On Nut places, more Lao-leaning.

for som tam specifically i'd say the Isaan spots in Chatuchak are underrated, weekdays only though since the weekend crowd ruins the vibe. there's a stall near gate 2 that does tam pa with fermented bamboo shoots, super sour and funky, not something you see much in On Nut. if you're already heading north for Or Tor Kor anyway its worth the detour.

honestly the som tam at Krua Dok Mai Kao is good but what got me hooked is their nam prik pla raa dip with the raw veggies, that funk hits way harder than the papaya does. think most people sleep on it cuz they just order the som tam and gai yang. also pro tip, go before noon on weekdays, after that teh pla ra gets milder cuz they batch it for the lunch rush
