fwiw i'd check out the condos along Ekkamai closer to Petchaburi side. places like The Base or The Room series have strict keycard floors and decent gyms, you can find something under 20k if u look around soi 10-12 area. motorbike to Thong Lo BTS is like 5 mins, and Asoke is 15 tops.

another option is the newer buildings near Phra Khanong BTS like The Line Phra Khanong or Ideo Verve. they use fingerprint scan for elevators and have a 24hr gym that's actually usable. seen a few studios pop up for 16-18k on facebook groups. just avoid the old low-rises around there, those are Airbnb magnets imo

Places like The Line Ari and Centric Ari are strict with keycard-only floors and security cameras on every level, and their gyms are decent enough for a daily workout. You can find a 30-sqm unit for around 18k if you negotiate directly with owners on Facebook groups, especially in the older towers like Noble Ploenchit or The Crest. The motorbike ride to Siam or Asoke is about 10-15 minutes depending on traffic, and you won't have to deal with the constant turnover of short-term renters that plague the Sukhumvit side.

Ideo Mobi and The Line series are usually pretty strict with keycard-only elevator access and have decent gyms, you can find studios or one-beds under 20k if you're not on a high floor. Also check out the condo towers along Ratchada near Huai Khwang, places like Rhythm Ratchada or The Street's residential block use facial recognition and have solid fitness rooms, plus it's a quick motorbike ride into Asoke. Avoid anything with a "hotel license" or a front desk that offers short-term check-ins, those are the giveaway spots for Airbnb hosts.

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
