How to find high end condo rentals in BKK?

Can anyone recommend a condo agent or website that deals with high end rentals or even recommend a building I can check out?

I am looking for a newer building (less than 8 years), 1bd or 2bd 60+ sqm, fully furnished, proper plumbing with p traps to prevent sewage gas smell, central cooling, close to bts, 711, and a tops or villa would be nice.

I'd especially like to hear about someone trustworthy that you worked with and could recommend because I have no idea where to start.

Budget 50k-95k.

honestly for that budget you're in a good spot. 95k gets you into something really nice in thonglor or ekkamai. i'd skip the agents and just walk into the buildings you like and ask the juristic office for rental listings. they usually have a board or know the owners directly. no commission markup that way.

for buildings, check out The Lofts Ekkamai or Rhythm Ekkamai. both are under 8 years, central air, decent plumbing if you're on higher floors. p trap smell is more of a lower floor or older building issue so newer builds should be fine. there's a villa market right at thonglor bts and 7/11s every 50 meters.

if you really want an agent, i used Siri@Sukhumvit once. they were fine but honestly you can do the same legwork yourself with ddproperty or hipflat. just set the filters to 50k+ and sort by newest.

for that budget you can also look at the newer buildings along phra khanong - the line there is solid and you get more space for your money than thonglor. i'd check out The Room Sukhumvit 69 or Ideo Morph 38, both are recent enough and have decent layouts over 60sqm. the p trap thing is less about the building and more about how the unit was plumbed - newer condos usually have them but if you're worried just ask the owner directly before signing.

fwiw i had a good experience with a guy named Joe from FazWaz, he specializes in the 50k+ market and doesn't push you into garbage units. he showed me three places in one afternoon and was pretty upfront about which ones had issues like thin walls or weird floor plans. just tell him your budget and he'll send you a line with options before you even meet.

also dont sleep on the buildings right next to ekkamai bts like The Esse - its a bit older but the management is solid and the units are all proper sized with central air. you can walk to gateway and there's a 7-11 literally at the soi entrance.

With that budget you're in a good position to look at the newer towers along Phrom Phong. I'd check out The Diplomat 39 or Vittorio 39, both are under 8 years and have proper central air with decent floor plans over 60sqm. The plumbing in those buildings is solid since they're higher-end developers, not the quick-flip type.

For an agent, I used a woman named Noi from PropertyScout a couple years back. She's been in the game for a while and knows which buildings actually have good management versus ones that look nice but have issues like thin walls or inconsistent maintenance. She sent me a curated list before we met and didn't try to upsell me on anything outside my range.

There's a new building called The Reserve 61 that just opened on Sukhumvit 61, about a 4 minute walk to Thong Lo BTS. The 1bd units start around 75k and they're properly finished with central air and good plumbing. There's a Tops Market right at the Thong Lo BTS exit and a 7-11 on the corner of the soi.

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
