If I want luxury condo but cheaper due to not the ideal location, are those mostly around Onnut and further east? Or is there another good area?

My budget is around 20k, which the area I'm looking at (Asoke, PP, lumphini) a 25-30k budget is more ideal for the luxury 1 beds. For 20k you can get a decent one bedroom around Ekkamai if you go for the older projects built around 2010-2015. The newer luxury towers on Ekkamai's main road are 30k plus but the side sois have some hidden gems with proper living space. I've seen units at The Room Sukhumvit 38 or The Base Park East that sometimes dip to 22k if you negotiate on a less desirable floor. You lose the Instagram pool but gain actual walking distance to the BTS without needing a motorbike.

Try looking around Ratchada-Huai Khwang, specifically near the MRT. You can get a luxury one bedroom at The Esse or Rhythm Ratchada for 18-22k, and those buildings have the same high-end finishes you'd find in Thonglor. The MRT gets you to Asoke in 10 minutes, and you're walking distance to the night market and all the Korean restaurants on Soi 12. The area is busier and less green than Sukhumvit, but the value is hard to beat for that price point.

You could also look around Thonglor, but not the main soi - the side streets off it, like Soi 55 or Soi 36. They're closer to the BTS than Onnut and still have that luxury feel, but you'll find older buildings with bigger units for around 20k. The trade-off is no pool or gym as nice as the newer towers, but the location is way better for getting into town.

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
