What's a decent Thai only area not too far from the MRT / BTS that won't get wrecked via foreigner rent inflation?

lat phrao's a solid choice honestly, the mrt blue line extension made it way more convenient than it used to be. if you go a bit deeper into soi lat phrao 71 or 83 you'll find 8-10k baht studios that thai office workers rent, farang landlords haven't really sniffed around there yet.

for something closer to bts i'd check out on nut side streets past soi 81, like soi wutthakat or the small lanes off sukhumvit 77/1. the bts already goes there so it's not super remote, but most foreigners stop at on nut bts and don't walk the extra 10 minutes. you can still grab a 1-bed for 7-9k if you're patient and ask around the local shops.

another spot nobody talks about is bang khun non, near the talat phlu mrt station. it's mostly thai families and old-school shophouses, 30 min to siam but rents are like 5-7k for a decent room. just make sure you're okay with a quieter vibe and less english signs.

Bang Kapi's another one that's still flying under the radar, especially around the Ramkhamhaeng area. You've got the ARL at Ramkhamhaeng station and plenty of songthaews that run to the BTS at Udomsuk or On Nut, plus the MRT orange line is being built there now. A decent one-bedroom in a Thai-style apartment building runs about 5-7k and the whole area is full of university students and locals, so you won't see many farangs at all.

honestly i'd go deeper into the pathum thani side, like near wat phra sri mahathat bts. rents there are still 5-7k for a decent studio and the commute to siam is only 40 mins. most foreigners see "pathum thani" and think it's the middle of nowhere but the bts goes straight there. the local markets and street food are legit too, way cheaper than anything in the city center.

another spot that's flying under the radar is the area around khlong bang khen mrt. it's a bit of a walk to the station but you can get a 2-bedroom for what you'd pay for a studio in thong lo. the whole neighborhood is thai families and university students, zero expat cafes or co-working spaces. just make sure you bring cash for the deposit cause most landlords there don't take credit cards.

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
