Not sure I will stay a year, how easy is it to sublet condo if I need to after signing 1 year condo lease?

Is this something I don't really need to worry about? Just trying to think about the risk of getting a 1 year lease when I am not sure if I will stay here only 6 or 12 months. Looking at 30-40k 1 bedroom rather lux condo.

The 30-40k range is actually the sweet spot for subletting because that's where the market is deepest, but the real issue isn't finding a replacement, it's your landlord's willingness to cooperate. Many Thai landlords in that bracket will only agree if you bring them a qualified tenant yourself and they still keep your deposit until the new person's lease ends, which can leave you out 60k or so for months. I'd push for a clause that lets you exit after 6 months with 30 days notice and forfeiting one month, some owners around Phrom Phong and Ekkamai will sign that if you offer slightly above asking. Also check whether the building allows short stays at all, a few condos ban anything under 6 months and that kills your sublet options entirely.

It's not that hard in that price range, especially around Sukhumvit or Thong Lo. A lot of landlords are used to expats coming and going, so they'll let you assign the lease to a new tenant if you find one. The catch is you usually cover the transfer fee, which could be one month's rent to the agent, and the condo juristic office might charge a small fee too. If you're worried, look for buildings with a high turnover of renters like the newer ones on Sukhumvit 24 or 49, where there's always someone looking.

best som tam in Bangkok? Krua Dok Mai Kao 2026

Krua Dok Mai Kao is solid but I've always found their som tam a bit tame on the pla ra. If you want the real funky version, try the shophouse spots along Soi Udomsuk 26, near the night market end. They pound it fresh with fermented fish that'll clear your sinuses, and it's like 60 baht. Different style from the On Nut places, more Lao-leaning.

for som tam specifically i'd say the Isaan spots in Chatuchak are underrated, weekdays only though since the weekend crowd ruins the vibe. there's a stall near gate 2 that does tam pa with fermented bamboo shoots, super sour and funky, not something you see much in On Nut. if you're already heading north for Or Tor Kor anyway its worth the detour.

honestly the som tam at Krua Dok Mai Kao is good but what got me hooked is their nam prik pla raa dip with the raw veggies, that funk hits way harder than the papaya does. think most people sleep on it cuz they just order the som tam and gai yang. also pro tip, go before noon on weekdays, after that teh pla ra gets milder cuz they batch it for the lunch rush
