Recommendations for property agents for a pet-friendly place in Bangkok?

My housing budget is 35,000 Baht or less per month. I would spend it all for a great place but don't mind spending less on a good place.

The only hurdle is that I have a 25-pound dog. He's my best friend. He is mostly an inside dog but needs a place to pee outside and hopefully an exercise area where we can toss a ball.

I'm currently renting a 2-bedroom condo (with a rooftop grassy area) in asok (2 blocks away from soi cowboy) that my airbnb host said I could rent for 35k Baht/month for 6 months. She said that it's hard to find a pet friendly place. But I feel like a good chunk of my cash is paying for an extra bedroom that I'm not using.

I have a 5-day window to give her my answer. Does anyone know a good agent to show me options on short notice? Or should I continue renting this 2 bedroom in asok for 35k baht/month?

I appreciate any advice.

tbh that 5 day window is your real enemy here, not the dog. even if an agent found you something perfect tomorrow, the deposit transfer, move in date, and juristic approval for a 25 pounder usually takes longer than that. i've seen landlords drag their feet for a week just on the pet clause alone.

here's another angle though, ask her if she'd do 30k but with the understanding you'll take the place for 12 months instead of 6. longer commitment is a better bargaining chip than threatening to walk, and you get to keep the rooftop. the extra bedroom can be a walk in closet and a guest crash pad, not a total waste.

if you still want to peek at options, skip agents entirely and hit up the Line groups for asok condos, like "Asoke Condo Rentals" or the one for Life Asoke Rama 4. owners post directly there and you can negotiate pet policy face to face. but honestly i'd put money on you staying put, the hassle of moving a dog that size in 5 days is not worth saving 5k a month.

honestly, 35k for a 2-bed in asok with a rooftop grass patch is not bad, especially with a dog. but yeah, you're def paying for that spare room. i'd say take the deal but negotiate down to 28-30k first, tell her you found a 1-bed nearby for less. she might bite since she already has you as a known tenant.

if you really want to look, skip agents for now. check hipflat and ddproperty yourself, filter pet friendly, and message 5-10 listings directly. most agents here don't list pet policy upfront, but if you ask, many private owners are fine with dogs under 15kg. your 25-pounder is the issue, that's over the common limit. so honestly, your current spot might be the easiest path.

for exercise, benjakitti park is like a 10 min walk from asok, and it's got a decent loop for ball throwing. soi cowboy side is noisy at night though, if that bugs you, look around phrom phong or thong lo instead, same bts line, more green space. but moving costs, new deposit, and the hassle of finding a landlord who accepts a big dog, that's real. i'd prob stay put, maybe get a cheaper 1-bed near benjakitti if you can find one under 30k, but 5 days is tight.

fwiw that 35k for a 2bed in asok with rooftop grass is actually pretty decent for the area, especially with a dog your size. most condos cap pets at 15kg or ban them outright, so you're already in a rare spot. the extra bedroom is annoying but think of it as a storage room or office, not a total waste.

if you do want to look, skip agents and go straight to the building management offices around asok and phrom phong. walk into a few older condos like the ones on soi 23 or soi 24, ask the juristic office directly if they allow dogs over 20kg. they'll give you a straight yes or no faster than any listing site. also check the facebook groups "bangkok expat housing" and "pet friendly bangkok rentals", owners post there all the time.

for the dog, benjakitti park is your best bet, but the new extension near the lake is quieter in the mornings around 7am before the runners take over. if you stay near soi cowboy, noise will be your bigger issue than the dog honestly. the rooftop grass patch you have now is probably worth more than the second bedroom when you think about it.

5 days is tight for a move with a big dog. i'd take the 35k but negotiate for 32k and a flexible exit clause after 3 months. if she says no, you still have a place that

best som tam in Bangkok? Krua Dok Mai Kao 2026

Krua Dok Mai Kao is solid but I've always found their som tam a bit tame on the pla ra. If you want the real funky version, try the shophouse spots along Soi Udomsuk 26, near the night market end. They pound it fresh with fermented fish that'll clear your sinuses, and it's like 60 baht. Different style from the On Nut places, more Lao-leaning.

for som tam specifically i'd say the Isaan spots in Chatuchak are underrated, weekdays only though since the weekend crowd ruins the vibe. there's a stall near gate 2 that does tam pa with fermented bamboo shoots, super sour and funky, not something you see much in On Nut. if you're already heading north for Or Tor Kor anyway its worth the detour.

honestly the som tam at Krua Dok Mai Kao is good but what got me hooked is their nam prik pla raa dip with the raw veggies, that funk hits way harder than the papaya does. think most people sleep on it cuz they just order the som tam and gai yang. also pro tip, go before noon on weekdays, after that teh pla ra gets milder cuz they batch it for the lunch rush
