I need the property lawyer for the DD, title search, contract review and translation (Thai and English version) as well the actual registration on my name.

Can someone recommend a trustworthy property lawyer who actually has a licence? I'd prefer a non-thai owned company.

honestly you're overthinking the non-thai owned part. plenty of Thai-owned law firms handle foreign buyers all day every day and they're actually better at navigating the condo rules for farangs. I'd say Siam Legal or Bangkok Law Partners are solid options, both have English speaking staff and do the full DD/title search package. expect to pay around 30-40k baht for the whole thing including translation and registration at the land office. just make sure they give you a fixed price upfront, some firms try to add fees for every extra step.

i'd check out s&p legal in silom, they're licensed and handle the whole process for foreigners. they have a farang partner so you get someone who gets the expat side, and their translation work is solid. just expect to pay around 30-40k baht for the full package, which is standard for good service

if you're set on a non-thai owned firm, try silom legal partners. they're run by a british guy and a thai lawyer who actually worked in london for a bit, so the contracts come out clean in both languages. they charge around 35k for the full package including the chanote check at the land office, which is standard. just make sure you ask about the 30-year leasehold vs freehold stuff upfront if your condo isn't in a freehold building

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
