why is it better to buy a freehold condo instead of renting?

I'm not Russian or Chinese, can someone tell me why it is a better idea to buy than to rent in Bangkok?

Renting is $1500 a month. Buying is $500k.

a lot of people miss that freehold ownership here means you actually own the land share, not just the box in the sky. that matters if the building ever gets redeveloped, you get a cut of the land value. renters get nothing

the 1500 rent vs 500k buy comparison is misleading because that 500k gets you access to a thai bank mortgage at like 3-4% fixed for 3 years if you have a work permit. monthly payment would be around 1800-2000 on a 70% loan, not that far off from rent, and the principal is yours

one practical thing nobody says: thai landlords can and do raise rent yearly by 5-10% in desirable areas near BTS. i've seen people get priced out of on nut after 3 years. with a freehold your carrying cost is mostly fixed to inflation via common fees

the real wildcard is the thai baht. if you're earning foreign income and the baht weakens 20% over a decade, your condo's value in your home currency drops even if the baht price holds. happened to a lot of expats who bought in 2015-2018 when the baht was strong

$1500 rent for a 500k unit is actually a decent yield for the landlord around 3.6% which is about average for bkk. so you're not getting ripped off on rent but you're also not building equity

the thing that swayed me was the thai property tax. it's low like 0.02% for owner occupied but if you rent it out later the rate jumps and the bureaucracy is annoying. also when you sell as a foreigner you gotta deal with the land office transfer fees and withholding tax which can be 3-4% of the sale price total. that's 15-20k gone just to sell

i'd say buy only if you find a unit in a building with a solid juristic person who actually maintains things. walk around sukhumvit soi 26 or 38 and you'll see buildings from 2010 that look rough because the management let it slide. the good ones are rare and they know it so prices stay high. otherwise renting lets you avoid that headache and move when the building inevitably declines

a lot of people miss the thai inheritance angle. if u buy as a foreigner u can own the structure but not the land under it, and when u die ur heirs have to sell within a year or the government takes it. so that 500k becomes a forced sale situation for ur family, not a legacy asset. renting means u just leave when u want and the money stays in ur own bank account

another thing is condo depreciation here is real. buildings over 15 years old in bkk lose value fast unless they're in a prime soi with a famous view like the river or lumpini park. most sukhumvit condos from 2005 are selling for less than their 2015 prices after adjusting for inflation. u don't get that with renting where ur cost is fixed and u walk away

i'd say the only time buying makes sense is if u want to live in a specific building that rarely has rentals available, like some of the older thonglor towers with big units. otherwise $1500 rent gives u the freedom to chase the next hot neighborhood when it shifts, and bkk shifts every 5-7 years. thonglor was king in 2015, now it's phrom phong and on nut getting popular

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
