I have already visited the apartment with the agent and it seems legit.
honestly if you already saw the place and the agent seems legit you're prob fine. just make sure the lease is registered with the condo juristic office after signing, that's the real safety net here. a lot of scams happen when people pay deposits without ever seeing the unit, but you've already done that part.
one thing tho, ask the agent to send you a video call link while they show the juristic office stamp or the owner's ID card on screen. most legit agents around Sukhumvit will do this without hesitation. if they get weird about it, that's your red flag
not a dumb question at all tbh. one thing i'd add is make sure the bank account for the deposit matches the owner's name on the title deed, not the agent's personal account. saw a guy lose 40k baht near Thong Lo because he paid into the agent's "holding account" and the owner never got it
yeah you're probably fine since you saw it in person. just ask if they can do a quick docu-sign or pdf signing where you both sign at the same time on a video call, gives u a bit more peace of mind than just emailing it back and forth

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
