Since it's our first time we are wondering how we can make sure to not get scammed?

What are the typical red flags, that we should watch out for?

For a 3-month rental, you're in a bit of a grey area. Most landlords in Bangkok want 12-month contracts, so anyone offering a short-term lease without asking for a premium is a red flag right there. Stick with agencies that have a physical office you can visit, like Fazwaz or PropertyHub, and check Google Maps reviews for the specific branch.

Never transfer money without seeing the unit in person first, and when you do, bring your brother and go during daylight. A common trick is showing a fake unit that's "already rented" then pushing you toward a worse one at the same price. Also ask for the owner's ID card and the land title deed (it's called a Nor Sor 4) on the spot, a legitimate agent won't hesitate to show them.

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
