The Pano condo, Rama 3, opinions?

I'm currently scouting for a place in Bangkok and stumbled upon a unit that looks right up my alley in this development. Affordable, nice layout, facilities also look nice and well maintained.

I was wondering if anyone had experienced living / visiting this building, like noise insulation, maintenance, or any issue that would not be apparent in pictures.

I lived at Pano for about two years, moved out in 2023. The one thing nobody mentions is the parking situation, it's a nightmare if you have a car because the ratio is way below 1:1 and the juristic office runs a lottery for spots. Also worth checking which floor you're on, the higher units get decent wind but the lifts can be painfully slow during morning rush, sometimes 10 minutes just to get down from floor 30. Nearby you've got Central Rama 3 and The Up Rama 3 for groceries, plus a few solid street food stalls along Soi 26, so day to day living is actually convenient if you don't need to cross the river often.

the pano is one of those buildings that looks great in photos but the location is the catch. rama 3 is car dependent, the nearest brt is a trek & traffic on rama 3 during rush hour is brutal, so factor that in if u work in silom or sathorn. units facing the expressway side get constant road noise, ask which wing ur unit is on before committing.

check the chanote situation before u sign anything, some pano units were sold as long leasehold not freehold and agents love to gloss over that. also the building sits low relative to rama 3 so the higher floors actually get flooded views during bad wet season days, weirdly pretty but check the drainage on ur balcony. for food there's a solid moo kata place tucked off soi 24 that most pano people seem to sleep on

best som tam in Bangkok? Krua Dok Mai Kao 2026

Krua Dok Mai Kao is solid but I've always found their som tam a bit tame on the pla ra. If you want the real funky version, try the shophouse spots along Soi Udomsuk 26, near the night market end. They pound it fresh with fermented fish that'll clear your sinuses, and it's like 60 baht. Different style from the On Nut places, more Lao-leaning.

for som tam specifically i'd say the Isaan spots in Chatuchak are underrated, weekdays only though since the weekend crowd ruins the vibe. there's a stall near gate 2 that does tam pa with fermented bamboo shoots, super sour and funky, not something you see much in On Nut. if you're already heading north for Or Tor Kor anyway its worth the detour.

honestly the som tam at Krua Dok Mai Kao is good but what got me hooked is their nam prik pla raa dip with the raw veggies, that funk hits way harder than the papaya does. think most people sleep on it cuz they just order the som tam and gai yang. also pro tip, go before noon on weekdays, after that teh pla ra gets milder cuz they batch it for the lunch rush
