the carport thing is real, but a lot of townhouses in Ari have a ground floor room behind the parking spot that people use as storage. those are usually tiled or bare concrete and have a door to the alley so ventilation is fine. rents around 25-40k for a 3-4 bedroom in Ari, and you'd just claim the back room as yours.

for a pure workshop, look at what Thais call "อาคารพาณิชย์" listings on DDproperty and LivingStock, filter by commercial. On Nut and Bang Chak have tons of older 4-storey shophouses where the ground floor alone goes for 12-20k. the catch is most come with the owner wanting a 3 year lease and 2-3 months deposit, so factor that in.

one thing nobody mentioned: check the electrical supply before you commit. a lot of these older shophouses only have single phase 15/45 meters, and if you want to run a welder or a decent air compressor you'll need to request an upgrade from MEA which takes weeks and sometimes the landlord won't allow it. ask to see the meter first.

look into renting a unit in one of the old warehouse compounds along the river in klong san or bang krachao side, they often split big sheds into smaller bays with shared loading, ground floor, high ceiling & landlords there are used to messy tenants so no drama about paint or sparks. prices are stupid cheap compared to shophouses, like 10-15k for a decent bay. downside is you'd need a car or motorbike to get to ari, but on nut is doable via the expressway

if u end up going the shophouse route, factor in the mooban security or soi committee, some sois in on nut have a volunteer group that will absolutely notice a grinder going at 9pm and complain. also worth checking if the unit has a back lane, tuk tuk style, for moving steel or a car in without blocking the front

for hackerspace vibe without full commitment there's also True Digital Park co-working but that's more software, not your thing. what worked for a friend was renting half of someone else's garage in a townhouse, paid them

Krua Dok Mai Kao is solid but I've always found their som tam a bit tame on the pla ra. If you want the real funky version, try the shophouse spots along Soi Udomsuk 26, near the night market end. They pound it fresh with fermented fish that'll clear your sinuses, and it's like 60 baht. Different style from the On Nut places, more Lao-leaning.

for som tam specifically i'd say the Isaan spots in Chatuchak are underrated, weekdays only though since the weekend crowd ruins the vibe. there's a stall near gate 2 that does tam pa with fermented bamboo shoots, super sour and funky, not something you see much in On Nut. if you're already heading north for Or Tor Kor anyway its worth the detour.

honestly the som tam at Krua Dok Mai Kao is good but what got me hooked is their nam prik pla raa dip with the raw veggies, that funk hits way harder than the papaya does. think most people sleep on it cuz they just order the som tam and gai yang. also pro tip, go before noon on weekdays, after that teh pla ra gets milder cuz they batch it for the lunch rush
