Condo prices on online listings different compared to juristic office?

I was looking at a few condos to rent in BKK. I'm mostly interested in 1 bedroom condo. I go on Hipflat and Livinginsider and I see a bunch of listing for 40-50k per month at this one condo I'm intere… I was looking at a few condos to rent in BKK. I then visit the condo and speak to the juristic office and they tell me "prices start at 65k" (for 1 bedroom) and for 2 bedroom prices start at 75k. Is it a classic bait and switch? The small 10k price increase between 1 and 2 bedrooms also didn't make sense to me.

The person at the juristic office then only showed me one available apartment in the entire building. Is this normal ? Because at another condo, juristic office said they 'have many empty apartments' in the building.

I'm aware of Thai culture and saving face, so just curious how much to take their words at face value.

honestly those online listings on hipflat and livinginsider are mostly ghost listings, agents put low prices to get your contact info then tell you "oh that one just got rented but i have this other one for 65k" when you call. the juristic office is giving you the real price because they manage the building directly and deal with owners

the 10k gap between 1br and 2br is weird though, at most buildings around thonglor or ekkamai the jump is usually 15-20k. might be that the 1br they showed you is like 35sqm and the 2br is only 45sqm which would explain the small difference. ask for the exact sqm next time

about them only showing one unit, that's actually pretty common in popular buildings near bts stations. the juristic office prob has a list of owners who authorized them to rent directly, and if only one owner said yes then thats all they can show you. the other building that said they have many empty units is prob newer or in a less prime location

They're showing you the owner's actual asking price, while those online listings at 40-50k are likely from agents who haven't updated expired listings or are using old photos to get you in the door. I've seen this at several condos along Sukhumvit where the online prices are 6-12 months stale.

The 10k gap between 1BR and 2BR is suspicious, that usually runs closer to 20-25k at most buildings in the 65k range. It could mean the only 1BR they have available is on a low floor with a bad view, and the 2BR might be a stripped-down unit. Ask to see the specific floor plan and square meters for each, that usually explains the pricing logic.

When they only show one unit, it often means the building is actually full and they're just trying to move the one leftover. The building that said they have many empty apartments is probably newer or struggling with occupancy, which could mean better negotiating for you but also less stable neighbors.

yeah the juristic office is actually telling you the truth while online sites are just lead generation tools. the 40-50k listings are probably from agents who scrape old data or post fake prices to get your line id, then they hit you with the real numbers after you message them

the 10k gap between 1br and 2br could mean the 1br they have is a weird layout or maybe a corner unit with less usable space. i've seen some condos near phrom phong where the 1br is 30sqm and the 2br is only 38sqm, so the price difference is smaller than you'd expect

when the juristic office only shows one unit, it usually means that's the only one the building management is handling directly. most owners use agents, not the office, so the office only has a handful of units they're authorized to rent. the building with many empty ones is probably newer and the developer still owns a bunch of units they're trying to fill

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
