Good/affordable BKK suburban areas?

What's up, guys.

I lived only in central areas of BKK so far for a couple years such as Asoke and Thong Lor and currently still am here.

However both my family, my girl's family, and a baby, are on…

I lived only in central areas of BKK so far for a couple years such as Asoke and Thong Lor and currently still am here.

However both my family, my girl's family, and a baby, are on the way.

And I'm looking for good yet affordable suburbs around me where I'd be renting a couple houses for them (near each other). They are quite frugal/humble people which is good, they just want a nice quiet area within 30 min or so driving distance of me.

I know that in the likes of Hua Hin and Chiang Mai one can rent pretty descent houses for $500-750/mth but I have zero knowledge of suburban BKK. So I wonder if I am being unrealistic here.

PS: Does not need to be near the BTS as I own a car.

ngl the nonthaburi side gets overlooked but it's solid for this. try around pak kret or bang yai, you can get a detached house with a small garden for 18-25k baht easy. the vibe is way more chill than bang na, lots of canals and old trees, feels like actual suburbs instead of just sprawl

the drive to asoke depends on timing, if you're flexible with hours it's under 30 min via the expressway. plus the pink line just opened so even if someone wants to take the train it's an option now. there's a big tesco lotus and a bunch of local food spots along chaeng wattana so they won't feel stranded

one thing nobody mentioned is that areas near bang phli or lat krabang have that semi-rural feel but still close. you can get a proper 2-story house with a yard for like 12-15k if you look around the soi's off the main road. just check the flood history before signing anything, some spots there get water during heavy rain

if you want something a bit closer to thong lor than bang na or nonthaburi, check out the area around ramkhamhaeng. yeah it's not as green but you can get a decent townhouse near ram 24 or 30 for like 15-20k a month and the drive to asoke is like 20 min without traffic. the main road is a nightmare during rush hour but since you own a car just take the side sois and you're fine

also the food scene there is way better than most suburbs, all the old school suan tum and grilled pork places along ram 2. your families will have plenty of cheap eats within walking distance. plus there's a big b ig c and a the mall in the area so they won't need to go far for shopping

just stay west of ram 2 if you can, the flood risk is lower. east side near wat sri gets sketchy during monsoon

honestly for that price range you can get a decent house in bang na or even further out towards samut prakan. i've seen 3-bedroom townhouses around bang na-trad km 7-10 going for 15-20k baht a month, which is around $400-550. the area is pretty quiet once you get off the main road, lots of local markets and big c's around

if you want something a bit greener try the ram intra area, especially around ram intra 117-119. it's not as developed as bang na but you get more space for your money, like actual yards and stuff. a bit further from central bkk though, prob 40 min to asoke in traffic

fwiw i'd skip hua hin or chiang mai for this, the commute would kill you and you'd never see them. bang na is your best bet for keeping the 30 min window realistic

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
