Houses near BTS or MRT station?

I would eventually like a house rather than a condo, for the reason of more privacy rather than being in a condo building.

From my searches on the main Thai property websites, the houses are all further away from BTS or MRT stations.

Does anyone by any chance have local knowledge of houses available within walking distance (up to 15 mins) from a BTS or MRT station please?

honestly most houses near BTS/MRT are gonna be in older neighborhoods or townhouse projects. if you're okay with a townhouse instead of a standalone house, check around On Nut BTS side sois like Sukhumvit 77/1 or 81. there's a bunch of townhouse moo baans within a 10 min walk, rents around 15-25k depending on condition. same for Bang Chak BTS area, soi 62 has some hidden houses that are literally 5 mins from the station.

another option is looking along the Purple Line MRT stations like Talad Bang Yai or Sam Yaek. you'll find actual detached houses there for way cheaper than anything near Sukhumvit, like 10-15k for a 3-bedroom. walkable but the area is way more suburban so depends what vibe you want.

if you really want a house near a central station, you'll prob have to compromise on size or budget. there's some older houses near Ekkamai BTS soi 2-4 but those are like 40k minimum and usually need work.

yeah the existing replies are on point. one thing i'd add is check along the BTS Dark Green extension past Samrong. stations like Bearing or Pak Nam have townhouse clusters in sois off Sukhumvit 107 or 113, 10 min walk to the station and rents are like 8-12k for a 2-story. the area's a bit rougher but you get actual space and the train gets you to On Nut in 15 mins

also look at MRT Blue Line extension stations like Lak Song or Bang Wa. there's moo baans tucked behind the main roads that are a 5 min walk but you'd never know from the map. the Thai property sites often miss these smaller developments so walking around soi 10 or 12 off Petkasem Rd might turn something up idk

another angle is the BTS Wongwian Yai area. there's actual standalone houses on soi 6 and 8 off Krung Thonburi Road, about 8-10 min walk to the station. mostly older 3-bedroom places with tiny yards, rents around 18-25k. the neighborhood feels more local thai than expat-heavy but you've got 7-11 and street food steps away

for MRT, check Tao Poon station along the Blue Line extension. there's a moo baan called Lumpini Ville on soi 26 that has houses with parking and a small garden, 5 min walk to the station. rents are like 12-15k for a 2-story but the area's still developing so not much nightlife. the train gets you to Chatuchak in 10 mins though

those thai property sites have bad filters for house vs townhouse so try searching by "moo baan" or "baan dee-yo" on ddproperty and walk the sois yourself on google maps street view first

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
