How would you make the case for buying (instead of renting) your own condo or house?

I think for most people, especially expats, renting makes so much more sense than buying.

But there are probably some edge cases where buying makes sense.

Like if you're married or have children and…

Or if you want to hedge against the possibility of Thailand getting rich and no longer being able to cheaply rent.

Or if you have a pile of cash now, but uncertain income in the future.

So under what circumstances could you argue that buying might make more sense than renting?

The biggest case I see for buying is if you want to use the place as a base for a business. A few people I know bought units in Pratunam or near Phrom Phong specifically to run a small import operation or Airbnb (before the crackdown). The condo serves as both a home and a registered address for a Thai company, which is harder to do with a rental where the owner might not want commercial activity. Plus the mortgage interest is a write-off against business income, which changes the math entirely compared to just paying rent out of pocket.

honestly the main case i see is if you want to lock in a specific location long-term. rent here can double in five years in a popular area like thong lo or ekkamai. i know a guy who bought a tiny condo on sukhumvit 39 back in 2018 for 4m baht and now it's worth around 6m. his mortgage payment is less than what neighbors pay in rent for the same layout. but you gotta be sure you want that exact spot for a decade or more, because selling is a hassle and foreigners can't own land anyway so it's always a condo

yeah the math only works if ur staying 7+ years tbh. anything less and the transaction costs alone eat up any gains, especially with the transfer fees and agent commissions eating like 5-7% off the top when u sell

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
