Everday I see instagram reels of condos with gyms, pools, cinemas, coworking space , small rooms but they look great - all for $400

I have clicked for more info on the reels as most are from real estate guys but the lists ive been sent always start way higher

Is there actually any of these modern condos with good facilities for that price that are not a different timezone from Bangkok?

Space doesnt bother me, ive been travelling for 2 years straight on a tight budget and ive stayed in some rather unpleasant and tiny places, id compromise size if it meant just being in Bangkok full time

1 year contact i would look for

Cheers!

honestly those reels are mostly bait, they show the model unit at the developer's launch price from 4 years ago. $400 (around 14,000 baht) gets you a real studio in a decent older condo near a BTS stop, but not the flashy new towers with the cinema.

look at Sukhumvit sois off the main line, like On Nut or Bang Chak. places like the Base or Ideo series, built 2015-2018, have gyms and pools that are fine, just not instagram-perfect. you can grab a 25-30 sqm studio for 12-15k baht on a yearly lease, no agent fee if you walk the building and ask the juristic office.

if u want the newer stuff, you're gonna pay 18k+ baht minimum for a similar size, and that's before utilities. the trick is to look at buildings 2-3 years old, not brand new, and negotiate a 12-month contract directly with owners on Facebook groups like "Bangkok Condo Rentals" or the Thai-only "ห้องเช่า" pages. agents always markup 10-20%.

one more thing: check the actual location on google maps before believing the reel. half those "Bangkok" condos are in Nonthaburi or Samut Prakan, which is 40 mins to downtown by train. if you're ok with that, you can

yeah those reels are pure marketing, seen the same ones. $400 gets u a legit spot but u gotta hunt outside the instagram bubble. look at the older khlong toei side near queen sirikit station, or the rama 9 area. buildings like the 55 or the loft have pools and gyms, not cinemas, but 14k baht gets u a 28 sqm studio with a year lease, and the mrt is right there.

honestly the cinema thing is a gimmick, u'll use the pool once and never the theater. what matters is the walk to the station and if the building has a 7-11 under it. i'd rather take a clean older building with a decent gym than a flashy tower where the elevator breaks every week.

for the price, also check the "for rent by owner" signs stuck to the building gates, not online. half those listings are agents inflating the price. walk the soi, see a sign, call the number, get a thai friend to negotiate if u can. 12k baht is doable for a 25 sqm in a building from 2010, just not on sukhumvit main road. on nut and phra khanong are oversaturated with expats now, but bang chak or udom suk are still chill and 20 mins to siam by train.

best som tam in Bangkok? Krua Dok Mai Kao 2026

Krua Dok Mai Kao is solid but I've always found their som tam a bit tame on the pla ra. If you want the real funky version, try the shophouse spots along Soi Udomsuk 26, near the night market end. They pound it fresh with fermented fish that'll clear your sinuses, and it's like 60 baht. Different style from the On Nut places, more Lao-leaning.

for som tam specifically i'd say the Isaan spots in Chatuchak are underrated, weekdays only though since the weekend crowd ruins the vibe. there's a stall near gate 2 that does tam pa with fermented bamboo shoots, super sour and funky, not something you see much in On Nut. if you're already heading north for Or Tor Kor anyway its worth the detour.

honestly the som tam at Krua Dok Mai Kao is good but what got me hooked is their nam prik pla raa dip with the raw veggies, that funk hits way harder than the papaya does. think most people sleep on it cuz they just order the som tam and gai yang. also pro tip, go before noon on weekdays, after that teh pla ra gets milder cuz they batch it for the lunch rush
