Short stay rentals ban and vacancies in high end apartments?
If someone wants to stay for longer than 1 month and less than 12 months, the options appear pretty limited outside of hotels and serviced apartments.
When I look at high end condos (like Celes Asoke), half the building appears vacant on the rental sites.
Why don't landlords accept 1 - 3 month leases? I think it's only illegal to have a lease shorter than 1 month, right?
Do the buildings themselves ban short stay rentals in addition to the government ban?
yeah you're right, leases under a month are illegal but 1-3 month is a gray area most landlords avoid because the condo juristic office rules are stricter than the law. buildings like Celes Asoke prob have internal rules banning anything under 6 or 12 months, they see short term as too much hassle for security and maintaience
honestly your best bet for 1-3 months in a high end place is to negotiate directly with an owner who's desperate, not through agencies. walk into the building and ask the juristic office if any units are available for a "flexible lease", sometimes they'll point you to owners who are sitting on empty units. the vacancy you see is real, owners would rather wait for a long term tenant than deal with the paperwork and risk of short stays
also check out condo hotels like The Lofts Asoke or Park Origin Phrom Phong, they're designed for hybrid use and have proper short term licenses so you avoid the whole issue
theres also the matter of the contract registration with the land department. anything over a month is technically registrable and landlords hate doing that for short terms cause it costs time and money. so they just say no to keep things simple
