Got me thinking if any of you know of some good condos where folks like me could rent directly from the building for just a month, instead of dealing with the inflated prices on Airbnb lately?( prefer 20-30 mins BTS radius from the central) Appreciate any recommendations!

yeah 13k for rama 9 on a year lease is solid but short term is a whole different game. check out the condos around ekkamai like the loft or 39 thonglor, some owners do monthly deals if you hit them up on facebook groups like "bangkok condo rental" - just avoid the agent listings, they always overcharge for one month

You won't find many buildings offering short-term leases directly, most require 12 months. Your best bet is to focus on buildings that have a high volume of owner-operated rentals listed on Thai property sites like DDproperty or Hipflat, then message the owners directly. For a 20-30 minute BTS radius, look around On Nut or Phra Khanong where you can find studios for around 15-18K baht for a month if you negotiate. Stay away from the buildings right at Asok or Thong Lo, those are where the Airbnb markup hits hardest.

honestly for just a month your best bet is the serviced apartment route, not condos. places like Somerset or Fraser Suites do monthly rates that sometimes beat Airbnb prices, especially if you book direct on their website. check the ones near Phrom Phong or Asok, they often have deals for 20-25K a month for a studio and you get a reception desk and cleaning thrown in, no 12 month contract needed

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
