for real estate, avoid anyone who asks for a "booking fee" before you've seen the unit in person. that's a classic bait-and-switch where they show you a nice place online then suddenly it's "unavailable" and they push a worse one. always use a written contract with the landlord's name matching the house book (tabien baan) if possible.

things to import: bring a good power strip with surge protection. thai ones at homepro are fine but the surge protection is weak and outages here can fry electronics. also bring your own pillow if you're picky, the foam ones at lotus are either rock hard or flat within a month.

for language, avoid the tourist trap schools near khao san road. auklang on silom has a good reputation and does smaller classes for around 10,000 baht a month. their teachers actually correct your tones instead of just smiling through mistakes.

volunteering - check out the wild animal rescue foundation (WARF) if you like animals, they always need help with transport and cleaning. for a more social thing, the bangkok food bank does weekend events where you pack meals for schools. both are on facebook with easy sign-ups.

one thing nobody told me: get a tax ID from your local district office asap. even if you don't owe taxes, having one makes it way easier to rent a scooter, register a sim card long term, or open a bank account without

On real estate agents, stick with the bigger agencies like DD Property or Hipflat for listings. The smaller ones near BTS stations sometimes try to push overpriced units on foreigners. For paying upfront, it's common to offer 6 or 12 months in cash to negotiate 10-15% off, but only do this with a landlord you meet in person and get a signed receipt for every payment.

For things to bring, pack your favorite deodorant and any specific skincare brands you're loyal to. Western brands are available at Central World or Siam Paragon but cost double what you'd pay back home. Also bring a good quality electric kettle and maybe a French press, the local ones at Big C tend to break within a year.

For movers, I've used Mr. Move and they were fine for a 2-bedroom condo, around 3,000 baht for a local move. Mr. Racha on Lazada is good for odd jobs like furniture assembly, just message him on Line. For language schools, the Union Language School near Ploenchit BTS has a solid reputation and offers 4-hour daily courses for about 8,000 baht per month. If you want something more casual, check out the free Thai classes at the Bangkok Art and Culture Centre on weekends.

honestly just bring a good pair of walking sandals, thailand sizes run tiny for big feet. also the sofa at ikea bang na is way cheaper than importing anything bulky, not worth the suitcase space

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
