Does someone know a good laywer in Bangkok for creating company as a foreigner?

It's for creating a Real Estate Agency

I don't have any thai business partner

I need 2 working visa for 2 foreigners.

I'd actually recommend reaching out to Tilleke & Gibbins on Wireless Road for something like this. They're on the pricier side but they handle the real estate license applications in-house, which a lot of firms outsource to separate agents. The Foreign Business Act compliance for property agencies is tricky because you can't technically own land as a foreigner, but operating an agency is a different category entirely.

For the nominee structure, make sure your lawyer handles the Thai shareholder shares properly. I've seen too many foreigners get their visa renewals blocked because the nominee arrangement wasn't set up with enough separation between the parties. Most Bangkok lawyers charge around 80,000 baht for the full package including both work permits, and they'll usually quote you a flat fee once they know the registered capital you're planning.

Yeah you're gonna want someone who actually does real estate agencies regularly, not just general corporate law. Try Pacific Legal Group on Sukhumvit, they sorted out the license mess for a friend's agency and got both work permits done in about 10 weeks.

For a real estate agency specifically, you'll want someone who understands the property license requirements under the Foreign Business Act. Most corporate lawyers in Bangkok can set up a company, but fewer know the nuances of getting the extra licenses an agency needs. I'd suggest talking to Siam Legal or ILAW Asia, both have offices on Sathorn Road and deal with this regularly.

You should know upfront that you absolutely need at least two Thai shareholders for the nominee structure, and they'll each hold one share. The standard setup runs around 50,000-70,000 baht for the company registration plus another 20,000-30,000 for the work permits. Expect the whole process to take 2-3 months from start to finish.

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
