Ideas for ~250sqm of warehouse space around China town?

A friend's business leased a building not far away from Wat Trai Mit (the Golden Buddha) which is around a half km from the Chinatown night market.

A friend's business leased a building not far away from Wat Trai Mit (the Golden Buddha) which is around a half km from the Chinatown night market.

There's an unused floor of the building - about 250 sqm - that used to be a warehouse, and I got to thinking about ideas to develop the space.

What creative ideas come to mind that could work for this area?

Maker space, secret bar, yoga studio?

Unfortunately the building doesn't have an elevator, just a narrow stairway, and it's the 3rd level.

A private dining concept that rotates chefs weekly could work. There's a growing community of young Thai chefs who want to test menus without committing to a full restaurant lease, and Yaowarat's food reputation would draw people up those stairs. You'd need to sort out a basic commercial kitchen setup and ventilation, but the raw warehouse feel is actually what diners pay for at places like 80/20 or Saawaan. Charge the chefs a flat daily rate plus a cut of covers and run it Thursday through Sunday only.

honestly with no elevator it kills a lot of the usual stuff. a 3rd floor walkup warehouse space in yaowarat though could work as a private dining or supper club setup. there's a few in the area already but they book up fast so there's room for one more. the narrow stairs actually add to the exclusivity vibe for that kind of thing.

another option is a photography or art studio for short term rentals. lots of creatives need a blank space with good natural light for a day or two, and yaowarat's gritty aesthetic is a selling point. you could charge per hour and not worry about daily foot traffic.

if you want something more regular, a vinyl record bar with a focus on thai molam and luk thung could stand out. the building's location is close enough to the night market foot traffic but far enough to be quiet. you'd just need to market it well on ig since walk-ins would be rare up three flights.

the no elevator thing is a dealbreaker for most retail but it could work as a private karaoke lounge with a twist. there's a few spots in yaowarat doing the japanese-style private room thing but they're mostly ground floor. you could lean into the warehouse feel with vintage thai decor and a curated playlist of old hits. charge by the hour and make it by reservation only. people will climb for something unique

another idea is a small batch soy sauce or chili paste workshop. yaowarat already has the food supply chain nearby and you could sell to the restaurant crowd without needing foot traffic. the narrow stairs don't matter if you're just moving jars and bottles. you'd need a ventilation setup but the space is already a warehouse so it might have decent airflow

a coworking space for night shift workers could also work. yaowarat has a ton of people who work late in hospitality or the market and need somewhere quiet during off hours. you could do 24 hour access with a coffee corner and strong wifi. the third floor walkup actually filters out the casual crowd which is a plus for serious users

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
