How does Retainer / Reservation Fee work for Apartment Renting?

I was informed it's 5000 THB. It's apart from the deposit. How does it work? Thank you so much.

It's pretty standard in Bangkok. The retainer fee holds the unit for you while they process your documents and credit check, which can take a few days. The 5000 baht usually comes off your first month's rent once you sign, not the deposit. One thing to watch for is the timeline. Some agents will only hold it for a week, so if your move in date is far out, you might be better off waiting until you're closer to actually arriving.

honestly 5000 is the standard rate for most condos around sukhumvit and sathorn areas. just make sure you get a written agreement that specifies exactly what happens if you cancel or if the landlord changes their mind. some agents try to call it "non-refundable" but that's not really how it works in practice. i've seen people successfully get it back when the unit had issues during inspection that weren't disclosed upfront

The 5,000 baht retainer is standard across most of Bangkok's condo buildings, especially around Sukhumvit and Ratchada. It basically locks the unit for you while they run the background check and draft the contract, which usually takes 2-3 business days. Just be aware that some agents will push for this fee even if you haven't seen the room in person yet, so I'd recommend doing a video call walkthrough first or having a colleague check the place before handing over cash. The money gets credited to your first month's rent, not the deposit, and you'll want the receipt to clearly state the unit number and the agreed hold period.

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
