Will the new DTV visa (assuming as announced) have a noticeable impact on BKK and foreigners living here?

I think the bigger shift will be in how Thai immigration views digital nomads in general. Right now there's a lot of grey area with people on tourist visas or visa exempt entries working remotely, and the DTV might actually make things clearer for everyone. A friend of mine runs a coworking space near Ari and he's already seen more people asking about monthly memberships versus daily passes, which suggests people are planning to stay longer. The 500,000 baht deposit requirement will filter out some folks though, so it won't be a flood of newcomers overnight.

The DTV will matter most for the mid-range rental market in places like On Nut and Phra Khanong, not just the usual luxury spots. Those areas already have decent BTS access and cheaper rent than Thonglor, so a wave of remote workers with 500k in the bank could push studio prices up 2-3k baht a month pretty quickly. I have a friend who rents out a condo in the Base Park complex near On Nut BTS and she's already had three inquiries this month from people specifically mentioning the DTV, which never happened before. The real test will be whether these people actually stay past the first six month extension or just bounce around Southeast Asia like they do now.

Probably not a huge immediate change. Most long term foreigners here are already on retirement or work visas, so the DTV is more for a new crowd of digital nomads and remote workers who might push up rents in trendy areas like Thonglor or Ekkamai a bit.

yeah Krua Dok Mai Kao is solid but if you're up for a detour, try Som Tum Nua near Siam Square. their som tam pu pla ra is insane if you like the fermented fish sauce kick. way more pungent than the On Nut spot, just less grilled chicken options
