Seoul rent 2026: what are you actually paying?

Has anyone seen rents move much in the last year, and where are you still finding something reasonable without going all the way out to Guro or Nowon? I'm working with roughly 900,000 won a month in mind and wondering if that's still realistic closer in.

Mangwon-dong is where I'd look. I'm paying 850k for a 2-room officetel-ish thing near the Mangwon market side, deposit was 10 million. Rents here went up maybe 30 to 50k over the past year, nothing crazy. The catch is anything within 5 min of the station costs more, so walk 8 to 10 min toward Hapjeong and it drops. 900k is still doable if you're fine with an older build and no elevator.

900k won't get u jeonse, only wolse in Hwagok

jeonse at that budget was never a thing, so no surprise there. but wolse in Hwagok for less? maybe if u go past the station toward Sinwol, the newer villas are quietly cheaper.

Fair point on the jeonse part, that budget was never realistic there anyway. I'd just add that Hwagok has decent options east of the station, though you're trading a longer walk for the price.

True, that budget gets you wolse only, and even then expect 15 to 20 million deposit unless you go older villa stock.

Wolse in Hwagok is right, but the deposit is the real gate, 20 million is standard now even for small units.

arrow_drop_up 3 arrow_drop_down

Deposit's the real wall, 20 mil minimum now.

not for a studio either, maybe ok in Oryu

yeah the 900k part is the stretch, not the area

the 900k is the stretch, prices moved more than that

Best early morning coffee near Daybreak Cafe Seoul 2026

Anyone know if Daybreak Cafe still opens at 7am on weekdays? I'm usually around Mapo-gu before work and need a decent flat white that early. Tried a couple spots on the same street but they don't open… Anyone know if Daybreak Cafe still opens at 7am on weekdays? There's a small roastery called Ssen on the Mapo backstreets off Dongmak-ro that pulls a solid flat white from 7:30, cash only though. If you're truly stuck before then, the 24-hour Paris Baguette on World Cup buk-ro does an okay americano, not a flat white.

Ssen's flat white is solid but they don't do takeaway cups, so bring your own if you're rushing.

Daybreak's weekday 7am open still holds, but the flat white at Coffee Libre's World Cup-ro branch beats it, and they open at 7:30.
