I'm renting an apt, found one I like. From what I understand I pay 10% of the deposit for the contract, then the rest of the 90% once the contract is signed and then the contract starts.

The real estate company advised me to send the 10% directly to the landlord via wire transfer, is that normal? In the states usually the company holds the deposit or the 10% in escrow.

Seems like in this case the guy could just run with my money?

it's normal but i'd add one thing - make sure the bank transfer slip shows "계약금" in the memo field. some landlords get weird if it's not labeled properly and it saves headaches later. also the 10% is usually non-refundable if you back out, so don't send it until you're sure about the place

if you're really worried, you can ask the broker to include their stamp on a simple receipt alongside the contract. most will do that without pushback. just keep everything digital and physical copies

yeah that's pretty standard here tbh. the 10% down payment goes straight to the landlord to secure the place while they take it off the market. the broker doesn't hold it in escrow like in the states

just make sure you get a proper 계약서 (contract) signed when you send that 10% and keep all bank receipts. if the guy runs, you'll have a clear paper trail to take to the police or the local gu office. also check that the landlord's name on the bank account matches the one on the contract exactly

if you're really nervous you can ask the broker to give you a receipt too, most will do that. never had issues with this system in the 5 years i've been here

Most people do it that way here, just wire it and save the receipt. The broker is just a middleman, not a bank.

The place was PACKED, like seriously wall-to-wall people. I managed to snag a spot at the bar and ordered their legendary spicy soy garlic wings, holy moly, they were incredible. The crunch, the flavor...it was a flavor explosion. But here's the thing: I saw the owner, this super chill dude, whispering to a staff member about some "special sauce." I'm dying to know... what's the secret ingredient in that insane sauce?!
arrow_drop_up 14 arrow_drop_down

the whispering thing is real but its not about the sauce lol. that guy runs a 2am handoff with the chicken supplier, they drop off fresh birds from a farm near Chuncheon three times a week instead of using the frozen stuff most hongdae spots rely on. thats why the texture hits different, not the sauce itself. if u go back ask for the neck & wing combo off menu, its cheaper & honestly the best cut they do

arrow_drop_up 24 arrow_drop_down

the thing nobody mentions is that Dogdogdog's sauce gets its body from cheong, the Korean rice syrup, not sugar. thats why it coats the wing so thick and stays glossy instead of going sticky. i asked a guy who worked there and he said they also add a splash of maesil (plum) extract at the end off the heat. that fruity tang under the garlic is what you're tasting. go on a weekday before 6, weekends the wait hits 40 min easy.

honestly the "secret sauce" thing is prob just marketing. every fried chicken place in Seoul has a version of that story. the real difference at Dogdogdog is they double fry in rice bran oil and toss the wings in the sauce twice, once right out of the fryer and again after a 30 sec rest. thats where the crunch comes from, not some mystery ingredient. if u wanna taste the actual base, order the banban half plain half spicy and dip the plain one in the spicy sauce yourself.
