Buying real estate in seoul?

I know it's best to consult real estate agents first, but I wanted to educate myself w/ basics first. lol. I'm a US citizen, so i]I know none of the financing options would apply to me. I'm looking for one room or two rooms in particular in the Seoul area. Thanks in advance! :)

The tax side is what usually surprises people. As a US citizen you'll owe Korean acquisition tax at closing, roughly 1 to 3 percent depending on price and whether it's an officetel or a house, and then you still have US reporting obligations on top since Korea is a covered jurisdiction for FATCA. On the resale end, capital gains for non-residents get withheld at the source, so the buyer's side withholds a chunk of your gain unless you file for an exemption under the US-Korea treaty. Worth talking to a Korean tax accountant before you sign anything, not after.

one thing nobody mentioned yet is the foreigner land acquisition report. if you're a US citizen buying here you actually have to file a report with the local district office within 60 days of signing, and for anything under 6 pyeong or so it's usually fine but skip it and you get fined. also heads up that the whole system runs on 등기부등본, the registry document, so before you even talk price you pull that and check for 근저당 (mortgage liens) or 가압류. i'd look at 오피스텔 in areas like Guro or Sindaebang over Mapo if budget matters, prices per pyeong are way lower and the foreigner paperwork is the same everywhere.

honestly the financing thing is the big one. as a foreigner without a Korean resident number and local income you're basically paying cash or getting a loan from your home country, Korean banks won't touch you for a mortgage on a Seoul apartment. for one or two room places, most of what you're looking at is officetels or small villas, and those often run on jeonse or wolse entirely, so you'd be dealing with a big deposit instead of a purchase price anyway. if you're set on actually owning, look at officetels around Mapo or Dongdaemun, they're cheaper per pyeong and easier for foreigners to buy, but check the building's management fees first bc some are brutal.

The place was PACKED, like seriously wall-to-wall people. I managed to snag a spot at the bar and ordered their legendary spicy soy garlic wings, holy moly, they were incredible. The crunch, the flavor...it was a flavor explosion. But here's the thing: I saw the owner, this super chill dude, whispering to a staff member about some "special sauce." I'm dying to know... what's the secret ingredient in that insane sauce?!

the whispering thing is real but its not about the sauce lol. that guy runs a 2am handoff with the chicken supplier, they drop off fresh birds from a farm near Chuncheon three times a week instead of using the frozen stuff most hongdae spots rely on. thats why the texture hits different, not the sauce itself. if u go back ask for the neck & wing combo off menu, its cheaper & honestly the best cut they do

the thing nobody mentions is that Dogdogdog's sauce gets its body from cheong, the Korean rice syrup, not sugar. thats why it coats the wing so thick and stays glossy instead of going sticky. i asked a guy who worked there and he said they also add a splash of maesil (plum) extract at the end off the heat. that fruity tang under the garlic is what you're tasting. go on a weekday before 6, weekends the wait hits 40 min easy.

honestly the "secret sauce" thing is prob just marketing. every fried chicken place in Seoul has a version of that story. the real difference at Dogdogdog is they double fry in rice bran oil and toss the wings in the sauce twice, once right out of the fryer and again after a 30 sec rest. thats where the crunch comes from, not some mystery ingredient. if u wanna taste the actual base, order the banban half plain half spicy and dip the plain one in the spicy sauce yourself.
