Is this just old house creaks, or is there a local legend I should know about before I go? Seriously considering packing a flashlight and a good book...just in case.

Yeah I've heard a few people mention that place and honestly I think the "mystery" is just Cancun real estate agents being dramatic for the listing. The whole area around there has those old hacienda vibes so any creaky floorboard gets turned into a ghost story.

honestly, if you're near the lagoon side of things, the wind can sound like almost anything at night. i've camped out by Puerto Morelos a few times and the jungle noise is wild, whispers included. probably not ghosts, just the local fauna being chatty.

fwiw, there's an old cenote about 15 minutes from that area that some locals say has "guardian" stories attached to it. nothing about Arsgan House specifically, but the whole region has that vibe if you're looking for it. bring the book, skip the thriller.

If you're hearing whispers, that's not typical alux behavior, though the shadow on the patio could match the way locals describe them darting around.

For what it's worth, the wind coming off the lagoon can carry noise in weird directions, especially if the house is near any undeveloped land. I'd still bring the book and flashlight, but maybe swap the thriller for something lighter so you don't spook yourself.

my tia subbed there for a semester & said the notebook thing is real but its not about predicting anything. she just recycles the same 5 questions every cycle so by week 3 everyone whos been paying attention already knows whats coming. the actual chaos is the morning shift, kids hopping the fence by the cancha to grab tortas before the 7am bell.

honestly the psychic thing is mostly just kids being dramatic. my neighbor's kid went there and swore she keeps a little notebook with every class's weak spots, like she knows exactly who didnt read the chapter. tbh thats less ESP and more her just paying attention for 20 years. also the lunch chaos is real, that whole stretch near Av. Chac Mool gets nuts around 2pm when everyone spills out.
