for a full weekly shop i'd honestly just do hanamasa for meat & a neighbourhood yaoya for veg, foodland's more of a top up spot

arrow_drop_up 4 arrow_drop_down

yaoya veg is where teh real savings are but hanamasa meat minimums are big, so split bulk packs with someone if u can

Foodland is fine but it's not where I'd do a full weekly shop. Their produce and meat are decent value, but the real draw is the deli counter and the Shizuoka-area private label stuff. For staples I'd go Gyomu Super for frozen and dry goods, Hanamasa for bulk meat. Foodland shines for small households buying dinner on the way home. Check the weekly chirashi, the discounts on Mondays are real.

Delis half price after 7pm too

Bento too, same time.

Agree on the deli being the real reason to go. One thing though, their private label is actually Hokkaido and Kyushu stuff too, not just Shizuoka. I'd add that the bento and side dishes beat most conbini on price.

Their own-brand coffee is the sleeper, like 398 yen a bag

yeah the chirashi is the thing to watch, i grab the meat on clearance days and freeze it. their tofu and natto are cheap too ngl. just don't expect great fish there

arrow_drop_up 2 arrow_drop_down

Fair point on it being a top up spot. Worth knowing the own brand rice and soy sauce are where the actual savings sit, cheaper than most supermarkets by a decent margin. Do you find the produce quality holds up midweek or is it best to go early?

The 20% sticker days, usually Wednesdays.

Tokyo landlord deposit dispute 2026

Image elselotte local ·

80k for cleaning is way over the typical 20 to 40k most places quote for a 1K, so the number alone smells. i'd hit the consumer affairs center in nakano first, it's free & they deal with this exact deposit stuff all the time, no need to burn a lawyer consult yet. bring ur contract & the itemized breakdown if they gave u one. if they refuse to itemize that's already in ur favor

arrow_drop_up 3 arrow_drop_down

nakano shiyakusho counter 3, mornings

arrow_drop_up 3 arrow_drop_down

yeah agreed on skipping the lawyer for now. one thing to add: ask for the 見積書 in writing before anything else, a real cleaning quote lists line items and rooms. if they can't produce one the 80k is basically made up.

arrow_drop_up 3 arrow_drop_down

Image katrina local ·

Honestly the itemized breakdown request usually makes them fold, since most landlords know 原状回復 guidelines cap normal cleaning at the tenant's share.

arrow_drop_up 2 arrow_drop_down

Check your contract for a "tokuyaku" clause and whether the cleaning fee is stated as a fixed amount. If it's vague, that usually works against the landlord at the Tokyo Legal Affairs Bureau or a free shiyakusho consultation.
