Mumbai rent 2026: what are you actually paying?

arrow_drop_up 6 arrow_drop_down

75k in Bandra West is wishful unless it's a freshly renovated flat near Carter Road. friends who closed recently landed closer to 58 to 65k there, still steep. Andheri East around Marol or Chakala is more like 38 to 42k for a decent 1bhk. Chembur near the monorail corridor you can still find 35 to 40k. deposits are the killer though, most owners want 3 months now, some pushing for 6.

arrow_drop_up 5 arrow_drop_down

Deposit is where they fold, push for two months.

arrow_drop_up 1 arrow_drop_down

the 58 to 65k closings track, but add Pali Hill and off Linking Road to your wishful list since those still quote 75k and sit empty for months

arrow_drop_up 5 arrow_drop_down

yeah owners quoting high just sit empty, meanwhile Wadala and Ghatkopar are quietly the better value now

six month deposits are common off Sion Trombay Road too, and owners there sometimes accept 2 months if you sign an 11 month lock-in

arrow_drop_up 4 arrow_drop_down

most owners quote high and settle low, so dont take the first number seriously. how long did your friends take to close though? curious if holding out actually works or they just got lucky

arrow_drop_up -1 arrow_drop_down

Image adelina local ·

owners near Marol actually quote 45k and settle at 38 if the flat's been empty a month, so timing beats haggling there

Negotiate on deposit, not rent.

true but owners wont budge on rent if they sense you can pay. better to lock a slightly lower rent and pay the higher deposit upfront, saves u monthly. also get the painting and brokerage split in writing before signing

I want to sell my old clothes

arrow_drop_up 112 arrow_drop_down

have u tried the chor bazaar route? not for selling to shops but the friday morning flea guys near mumbadevi, some of them buy vintage/retro pieces outright and pay better than the bale walas if ur stuff has any character. got 800 for a bunch of old levi's and band tees there. thing is u gotta go early like 6am and know how to hold ur ground, they smell desperation instantly

one thing nobody mentioned, watch out for the weight vs piece thing. kabadiwalas and bale buyers pay by kilo so heavy stuff like denim and woolens actually earn more than fancy light stuff. i cleared a whole bag of old jeans to a guy in Malad for way better than what my branded shirts fetched. also wash everything before u show it, sounds obvious but dusty clothes get lowballed on sight.

arrow_drop_up 5 arrow_drop_down

honestly the timing matters more than the platform. end of month is when people get salary and actually buy, so list ur stuff around the 1st or 2nd. also post pics in natural light near a window, not on ur bed with flash, makes a huge difference on OLX and insta thrift pages. i've flipped a lot of my old stuff this way and the same kurta that got ignored at 300 sold for 500 when i relisted it properly.
