Mumbai landlord deposit dispute 2026, anyone dealt with this?

Small claims isn't really the route here, Mumbai doesn't have that the way you're picturing it. For a deposit dispute in Andheri you'd go to the Court of Small Causes at Dhobi Talao, but honestly the faster path is a written notice through a local advocate, usually Rs 3,000 to 5,000, citing the Maharashtra Rent Control Act. Most landlords settle once they see a lawyer's letterhead. Keep your move-out photos and the handover email, those carry weight.

Advocate letter works, but send it by registered post with acknowledgement due.

Keep the postal receipt and the AD card, because that proof of service is what lets you file before the Andheri court if he ignores it.

Agreed, but registered post takes weeks.

Metadata stamps, not just dates.

yeah the advocate letter def works better than people think. one thing tho, just make sure it goes to the address on the rent agreement, not wherever he's living now. sent mine to the wrong place first time and it bounced back.

Worth checking the leave and licence agreement too, since a lot of Andheri flats run on that rather than a rent agreement and the address sits in a different clause.

Get your society secretary to give you the handover letter if you had one, and check if the flat was re-let. If a new tenant moved in within weeks, that kills the wear and tear excuse fast. Also file a complaint on the Maharashtra RERA grievance portal, costs nothing.

Society handover letter only exists if your flat was registered, many Andheri buildings skip it, so check your share certificate first.

I want to sell my old clothes

arrow_drop_up 15 arrow_drop_down

have u tried the chor bazaar route? not for selling to shops but the friday morning flea guys near mumbadevi, some of them buy vintage/retro pieces outright and pay better than the bale walas if ur stuff has any character. got 800 for a bunch of old levi's and band tees there. thing is u gotta go early like 6am and know how to hold ur ground, they smell desperation instantly

one thing nobody mentioned, watch out for the weight vs piece thing. kabadiwalas and bale buyers pay by kilo so heavy stuff like denim and woolens actually earn more than fancy light stuff. i cleared a whole bag of old jeans to a guy in Malad for way better than what my branded shirts fetched. also wash everything before u show it, sounds obvious but dusty clothes get lowballed on sight.

honestly the timing matters more than the platform. end of month is when people get salary and actually buy, so list ur stuff around the 1st or 2nd. also post pics in natural light near a window, not on ur bed with flash, makes a huge difference on OLX and insta thrift pages. i've flipped a lot of my old stuff this way and the same kurta that got ignored at 300 sold for 500 when i relisted it properly.
