kommt drauf an wo in Berlin. in Mitte oder Prenzlberg ist das völlig normal, in Lichtenberg oder Marzahn eher heftig. 8% alle 2 Jahre ist nicht wenig aber auch nicht wild für nen aktuellen Mietvertrag, die meisten Vermieter wollen eher 10-15% alle 2 Jahre.

wenn die Wohnung ne gute Lage hat und du sie langfristig willst, ist das okay. aber check mal ob die Staffelung an den Mietspiegel gebunden ist oder ob die einfach draufhauen. einige Gerichte haben solche Klauseln schon gekippt wenn sie zu weit vom Mietspiegel abweichen.

50 Euro absolut klingt erstmal wenig, aber bei ner 50qm Wohnung sind das schon 1 Euro/qm, das summiert sich über die Jahre. würd ich akzeptieren wenn der Zustand stimmt, aber nicht bei ner Altbauwohnung mit undichten Fenstern.

Ich hab mal bei einem Bekannten gesehen, wie so eine Staffelmiete nach hinten losgegangen ist. Er hat in Neukölln unterschrieben, 7% alle zwei Jahre, und nach sechs Jahren war die Miete plötzlich 30% über dem Mietspiegel. Der Vermieter hat auf die Staffelung gepocht, aber ein Anwalt hat ihm gesagt, dass man dagegen vorgehen kann, weil die Klausel unangemessen war. Das kostet aber Zeit und Geld.

Ich würde mir die Wohnung genau ansehen, vor allem die Heizung und Fenster. Wenn die Bude gut isoliert ist und du keine horrenden Nebenkosten hast, sind 8% vielleicht verkraftbar. Aber bei Altbauten mit Einzelöfen oder undichten Fenstern würd ich vorsichtig sein, weil die Nebenkosten dann nochmal extra steigen können.

Vielleicht kannst du auch mit dem Vermieter verhandeln, dass die Staffelung erst nach drei oder vier Jahren greift. Das ist nicht üblich, aber bei Wohnungen die länger leer stehen, machen manche Vermieter da Ausnahmen.

Die Frage ist weniger ob das preislich "fair" ist, sondern ob du mit den jährlichen Steigerungen leben kannst. Bei 8% alle zwei Jahre steigt die Kaltmiete in 10 Jahren um knapp 50%, das ist nicht wenig. Ich kenne Leute in Friedrichshain die nach 8 Jahren bei sowas einfach ausgezogen sind weil die Miete sich fast verdoppelt hat.

Schau dir die Vergleichsmiete im Mietspiegel an, die findet man online beim Berliner Senat. Wenn die Staffelmiete schon nach ein paar Jahren über dem Mietspiegel liegt, kannst du später vielleicht widersprechen, aber das ist nervig und klappt nicht immer.

Am besten rechnest du mal durch ob du in 5 Jahren noch hier wohnen willst. Wenn nicht, ist es egal. Wenn ja, dann überleg ob du dir die Steigerungen dann noch leisten kannst.

yeah the guide's got the main stuff down, one thing i'd add is that the späti culture is legit for saving money but specifically the ones in kreuzberg near kottbusser tor have the cheapest beers, like 0.80 eur for a can of sterni. also if you're doing the sunday museum thing, skip the pergamon queue and go to the hamburger bahnhof instead, it's way less crowded and has cool contemporary art plus the building itself is a converted train station so it's a vibe

for food, i'd say the best budget move is not the döner but the falafel at yafa on sonnenallee, 4 eur for a massive plate and it's open till late. and tbh the reichstag booking is a pain but if you miss it, the rooftop at the kollhoff tower near potsdamer platz is like 4 eur and gives you a solid view without the hassle

solid write-up, one thing i'd add is that the 7-day ticket is actually 41 eur for AB but you can get a 4-trip ticket for 12 eur if you're only here a couple days and it works out cheaper than single trips. also the museum sunday freebie is great but it gets packed, like at the pergamon you'll be queuing for 30 mins minimum. for a quieter free option, try the brücke museum in grunewald on a weekday afternoon, it's small but has killer expressionist art and no crowds. oh and for a cheap meal, hit up mustafa's gemüse kebab at mehringdamm, that line is long but it's worth the 5 eur for the hype tbh

honestly the cash tip is huge, a lot of tourists don't realize how many places are still cash only here. something the guide missed is that you can get a really cheap coffee at most bakeries for like 1.50 eur if you stand at the counter instead of sitting down, way cheaper than the hipster cafes. also if you're near a späti grab a beer for like 1 eur, way cheaper than bars obviously
