honestly the west side near the lake is way calmer. Enter from the Chaoyang Park Rd side but walk north past teh boathouse, there's a shaded stretch around 7am with empty benches facing the water.

arrow_drop_up 4 arrow_drop_down

Second this, the north gate side is quieter too

Image roselies local ·

north gate's grass slope, before 8

Image roselies local ·

yeah the boathouse stretch is solid. just watch out for the tai chi crowd claiming the benches round 7:30, they get territorial. i usually grab a spot before that or just sit on teh grass

the west side near the lake is calmer because everyone funnels toward the main plaza off Gongti North Rd, so the benches past the little bridge stay open til 8.

Image zhangyim local ·

Past the boathouse theres a tiny rock garden just off the paved loop, quieter than the waterfront benches and shaded til 9.

west side's right but skip the water benches entirely, the shadier reading spot is up the slope behind the little pavilion.

Gate 5 off Nongzhanguan Rd, opens 6.

Boat rental dock side, quieter past 9 too

East gate by the Lotus Pond, before 6:30.

Beijing landlord deposit dispute 2026, anyone won one?

arrow_drop_up 5 arrow_drop_down
Image elisa local ·

Ring 12345 and ask for the housing bureau mediation; keep your original contract and any move in photos, that paper trail decides these cases.

arrow_drop_up 1 arrow_drop_down

yeah the mediation works but bring your contract to the 街道 office in person, phone alone gets u nowhere with these agencies

arrow_drop_up 3 arrow_drop_down
Image myrta local ·

Bring the signed 交接单 too, or the scuffs argument stalls.

arrow_drop_up 3 arrow_drop_down
Image wangxiao local ·

ours never did one, photos from move in day carried it

arrow_drop_up 2 arrow_drop_down

Image elisa local ·

Going in person to the 街道 also gets you a stamped mediation record, which carries more weight if it later goes to court.

arrow_drop_up 2 arrow_drop_down

Image isabel local ·

Honestly the 街道 visit only works if u ask for the 调解记录 stamped on the spot, otherwise they just shoo you to 12345.

arrow_drop_up 1 arrow_drop_down

Image elisa local ·

Landlord's 身份证 copy, they always ask for it.

arrow_drop_up 5 arrow_drop_down

Image isabel local ·

12345 worked for me last year, took about 3 weeks

arrow_drop_up 1 arrow_drop_down

Image susen local ·

photos with timestamps are the part that counts

arrow_drop_up 1 arrow_drop_down

Image krista local ·

The mediation only really bites if you file through the 街道 司法所, not just the hotline ticket, since they're the ones who stamp it.
