depending which hutong u land in, noise from the late bars off the main drag is the real dealbreaker not the shops

Agreed, though Chaoyang Park West Road side actually has better groceries and the newer flats, if you don't mind a slightly longer walk to the strip.

the secondhand strip thinned out but the block itself got nicer, more coffee & less clutter. i'd live there for the subway access on line 10 honestly, not the shopping. rent's crept up though

yeah line 10 is the real draw, but honestly the rent creep is worse east of the strip toward Guomao, depends which side of the block ur on

Rent creep is real but the coffee crowd keeps the strip alive, so I'd still take a flat just north of there.

Went last summer, tap list had a decent hazy IPA and a solid pilsner, nothing wild. Weeknights are chill, mostly expats and a few locals, no wait at the bar around 8pm. It's on the pricey side for Beijing though, prob 60-80 per pint.

yeah 60-80 sounds about right, though happy hour before 7 knocks a bit off. tbh i'd skip it on a friday, gets packed with the Sanlitun crowd. midweek is def the move
