best coffee near ModViet Cafe in Ho Chi Minh City 2026

fmd_goodModViet Cafe · #coffee
Staying a few blocks from ModViet Cafe next month and wondering if the coffee there is worth making my regular spot. Also curious what the seating is like for getting some work done in the mornings. dunno about ModViet specifically but sit-down coffee culture in HCMC is big, teh place probably has plastic stools. mornings get loud fast so go early if u need focus.

yeah but by 8 the whole block is gridlocked with xe may, so aim for 6:45 if you actually want a quiet table.

Even 7am is pushing it on weekdays, the xe om drivers start circling by 6:30 near the corner.

6:40 actually, the xe om lot fills by quarter to.

Seven works on weekends but weekdays the office crowd from the nearby towers lands around 7:15, so you get maybe twenty minutes of calm. Order before you sit, the counter queue builds faster than the tables fill.

ModViet's upstairs has actual chairs, not stools.

Stools outside, real chairs up the back.

Quan com Nga on Hoang Sa is more of a quick lunch spot than a sit down meal honestly. Com tam plates around there run 40k to 60k dong depending on toppings. For a proper sit down, the spots on Vo Van Tan are worth the walk.
