I thought Playa Vista checked all my boxes but i read it's a sleepy part of LA. Mar Vista is the one people sleep on. The stretch of Venice Blvd around Centinela has that same tidy, owner-occupied feel as Playa Vista, but you get a younger mix because of the renters priced out of Santa Monica, and there's a real walkable pocket with coffee, a couple of bars, and the farmers market on Sundays. It's quieter than Culver on a weeknight, though, so if you want actual nightlife at your doorstep you'd be looking at the east side instead, Los Feliz or Silver Lake around Sunset Junction. Different vibe entirely, older apartment stock and more grit, but a single crowd and plenty within walking distance.

Culver City around downtown Culver, roughly the area bounded by Washington, Culver Blvd and Venice, gets you the Playa Vista feel without the retirement-home quiet. The crowd skews younger because of the studios (Sony, Apple, Amazon all have offices nearby) and there's actual foot traffic on Washington and Culver Blvd at night, plus the Expo Line stop at Culver City makes it easy to get to the Westside or Downtown without driving. Rents run a bit higher than Playa Vista for comparable units but you're paying for the walkability. If you want something slightly cheaper and still lively, look at the eastern edge of Santa Monica near Bergamot or the Pico neighborhood, though the community vibe there is thinner than Culver.

Honestly, Sawtelle might be worth a look. It's technically West LA, has that same clean and safe feel as Playa Vista, but the crowd skews way younger and the strip on Sawtelle Blvd is packed with restaurants and boba spots you can actually walk to at night.

honestly the SGV has a ton of licensed cart operators who mostly do private stuff now. look up "hot dog cart catering San Gabriel Valley" on Yelp and you'll get a handful that are fully permitted, which matters if your venue needs a health permit on file. expect around $400 to $700 for a few hours plus a per person minimum, usually 50 or so. the ones based in Alhambra and Rosemead tend to be cheaper than Pasadena because they're not paying that rent.

fwiw the county health dept keeps a public list of permitted mobile food operators, its searchable by city on the LA County Public Health site. filter for "pushcart" or "MFF" and you'll get vendors cleared for SGV zip codes, which saves you the headache of a venue asking for paperwork later. also worth checking with the Old Town Monrovia or Alhambra farmers market folks, the carts there are usually booked solid but they know who's free and they'll pass along names. just dont wait till the last week, good ones book out 2 to 3 weeks in teh summer.

You could try hitting up the folks who set up outside Home Depot or the DMV in El Monte on weekends, a lot of those carts are owner operated and they'll do private gigs if you ask. Just walk up and grab a card, they usually have one taped to the cart.
